Heater check was completed on a horizontal gas system. Drain line was flushed and treated. Flame sensor was cleaned. All mechanical and electrical components were checked. No major issues were found. The system is running at completion of service.

I replaced the blower motor with a factory OEM motor. After I replaced the motor, I made sure I had proper voltage going to the correct places and the system came on and was cooling. I washed the outside condenser coils since they had build up on them. The run capacitor was within manufacturer specifications as well as the contactor no signs of pitting. I taped and fixed the blower door panel to ensure the insulation does not come loose anymore and cause future issues. Cleaned up all bio growth around the pan and on top of the coil with proper cleaner at no additional cost. The system is cooling at completion of service.

I inspected the outdoor condenser and found that it was not operating. I found the 45/5 µF run capacitor had a fan-side reading that was out of manufacturer specifications. I replaced the run capacitor. Once replaced, the condenser started operating normally and the system began cooling. The outdoor condenser coils were heavily soiled, so I thoroughly washed and cleaned them at no additional charge to improve airflow and system efficiency. After cleaning, I checked the refrigerant charge and found it to be within the manufacturer’s specifications. I allowed the system to operate for approximately 15 minutes and verified that it is currently cooling properly with no issues observed at the time of departure.

I performed a complete AC maintenance inspection. I inspected all high- and low-voltage wiring and connections and verified that everything was properly tightened and secure. I inspected the blower motor and assembly and found them free of buildup. I flushed the primary drain line with hot water and CO₂ to ensure proper drainage and found no signs of blockage. At the outdoor condenser, I inspected the run capacitor and verified that it was within the manufacturer’s specified range. I also inspected the contactor and found no signs of excessive wear, pitting, or arcing. The condenser coils were thoroughly washed and cleaned from both the inside and outside to ensure proper airflow and heat transfer. I checked the system’s refrigerant pressures and found them to be within the manufacturer’s specifications. After completing the maintenance, I allowed the system to operate for approximately 15–20 minutes and verified that the system is operating properly.

Recovered refrigerant in line set. Replaced and insulated TXV bulb. Installed a new filter dryer and pressure tested lineset with dry nitrogen. Upon a successful pressure test, we pulled a vacuum. Weighed in all new factory charge and ran system to allow refrigerant to process and then charged the system to meet the manufacturer specifications on the unit. Rebuilt primary drain. Cleared the drain and verified operation. Everything is working at completion of service.

I performed the AC cool check on the HVAC system. I inspected all high- and low-voltage electrical connections and verified that they were properly tightened and secure. I inspected the blower wheel and evaporator coil and found no significant buildup or signs of biological growth. The condensate drain line was flushed with CO₂ and warm water to ensure proper drainage and verify that there were no blockages. The run capacitor was tested and found to be within the manufacturer’s specifications. The contactor was inspected and showed no signs of excessive pitting or arcing. I cleaned the coil both inside and outside to remove any buildup and help maintain proper airflow and system efficiency. Refrigerant pressures were also checked and found to be within the appropriate operating specifications. After completing the maintenance, I operated the system and verified that it is cooling properly at this time.

Service diagnostic found that the condensation drain line was clogged. Water had backed up into the safety switch and shut down the system. Options for repair were presented to the homeowner and she chose to have the drain line cleared and to sign up for maintenance. I cleared the condensation drain line and flow tested the drain with water, I also treated the drain line. I function tested the system and the system is now operational. The system was running at the completion of service.

AC cool checks were completed for one mini split and one horizontal straight cool system. Both drain lines were cleaned and treated. Both outdoor coils were cleaned. All components were checked and found within manufacturer specifications. Refrigerant levels were also checked. Both systems are cooling and operating properly at time of departure.

Performed a/c tune-up on a Carrier straight cool system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and replaced the return air filter with a client supplied filter. Secured outdoor compressor wiring and washed the outdoor coil. No major issues were found. The system is operational at this time.

Performed a/c tune-up on two Lennox straight cool systems. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed, and treated the drain lines and secured outdoor compressor wiring to prevent any electrical rub outs. Did find the downstairs system was undercharged with refrigerant. Spoke with the homeowner and he chose to add refrigerant during todays visit. I added 2 lbs of refrigerant and then performed a leak search on the system. I was not able to find any leak. Both systems are operational at this time.

Service diagnostic found that the DAT sensor was off and reading much cooler that the actual air temperature. When in the ductwork, the sensor was reading 46 degrees instead of the 55 degrees of the actual temperature. Outside the ductwork, the attic air was 90 degrees the sensor was reading 72. This was causing the zone control board to shut down the system as the sensor tripped the low air temperature limit. Options for repair were presented to the homeowners and they chose to have the sensor replaced. I replaced the sensor and programmed the zone control board so that the low temperature limit was set to 30 degrees instead of 45 degrees. I then function tested the system. The system was running at the completion of service.

Recovered all existing refrigerant from the system. Installed new compressor with new wiring harness. Replaced the 45/5 capacitor. Installed new liquid line filter drier in the attic. Installed surge protector at the furnace. Installed surge protector at the condenser disconnect box. Installed new soft start kit. Installed new Azure condenser fan motor. Pressure tested system with nitrogen and pulled vacuum. Cleared primary drain with CO2 and primed trap with water. Weighed in factory charge of 8.6 lbs of R-410A refrigerant. Charged AC to ~9 degrees subcooling. Tested operation of system. Everything is working at completion of service.

On arrival, I found that the system was running and the house was at the set temperature of 75 degrees. I checked over the system and found everything to be operational and the system was cooling with a 17 degree temperature split. I cycled the system off and on several times and each time the system came on and ran. I spoke with the homeowners and they stated that yesterday they heard a loud sound like a thunder clap and then the system stopped working. They also had power to the house flicker off and on. Shortly after they called us to come out, the system started working again and had been running since. It was time for their summer maintenance so I performed an AC cool check on their system. No major issues were found and the system was running at the completion of service.

Performed AC cooling check. Checked the electrical, mechanical, safety, and performance of the system. I cleared the condensation drain line and flow tested the drain with two gallons of water. I also treated the drain line. The air filter was ready to be replaced. The condenser coil was cleaned. The condenser fan motor showed signs of overheating and the capacitor on the condenser unit was below value. Options for repair were presented to the homeowners and they chose to replace the capacitor on the condenser. I replaced the capacitor and function tested the system. The system was running at the completion of service.

Pumped down system and replaced filter dryer. Removed coil and cleaned. Pulled blower wheel and blower wheel housing and cleaned it. Pressure tested system and pulled a vacuum. Installed UV lights and power pack. Rebuilt primary and secondary drain. Tested drain operation. Tested and charged system to meet specifications. Everything is operational at completion of service.

Diagnostics found a clogged primary drain line shutting off the system. I also found the evaporator coil completely blanketed preventing proper airflow. I also found significant biological growth inside the evaporator coil. I went over my findings with the homeowner and she chose to have the drain cleared today. I cleared the drain line and function tested the system. At time of departure, the system is cooling but with the current condition of the evaporator coil it is struggling.

Performed a/c tune-up on a Carrier straight cool system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and cleaned the exterior of the air handler. Return air filter was replaced just under 3 months ago and is still fairly clean. I did find the system was undercharged with refrigerant. Spoke with the homeowner and he chose to have refrigerant added at this time. I added 1lb 12oz of refrigerant. I then performed a leak search on the system and was not able to find a leak. The system is operational at this time.

I did find high in rush amps to the compressor. The condenser fan motor is starting to leak lubricant. I also found the secondary drain pan with significant rust in one particular spot. I also recommend sealing the entire indoor unit, including plenums. I went over my findings and repair options with the homeowners.

I also resecured and tighten every high voltage connection point on the disconnect and condenser. There were a couple of connection points that needed resecured and could have been a reason the breaker was tripping. No other issues were found. The system is cooling properly at time of departure.

On arrival, I spoke with the homeowner and she told me that they had a power outage recently and they felt the system had stopped cooling since then. Service diagnostic found the outdoor capacitor had failed. The common wire on the capacitor had also burnt out. The outdoor fan motor is also starting to develop a hot spot. There is high static pressure on the return air ducting. Presented repair options and the homeowner chose to have the outdoor capacitor replaced. I replaced the outdoor capacitor. Removed the burnt wiring. Stripped new wire and secured all wiring terminal connections. Function tested the system. The system is operational at completion of service.

Service diagnostic found the outdoor capacitor had failed on the fan side. This was causing the outdoor system to overheat and shut down since the fan motor was not operating. Also found the outdoor fan motor is showing signs of overheating. Spoke with the homeowner and went over my findings and she chose to have the capacitor replaced today. I replaced the capacitor and function tested the system. I did secure the compressor wiring as well at no additional cost. The system is operational at completion of service.

Service diagnostic found that the circuit breaker for the condenser unit had failed. The circuit breaker was only passing power on one leg of the circuit. Options for repair were presented to the homeowner. She chose to have the failed breaker replaced. I replaced the circuit breaker and function tested the system. The system was operating normally and was running at the completion of service

Cool check completed for a horizontal straight cool system. Outdoor coils were cleaned. Drain line was flushed and treated. All mechanical and electrical components were checked. I did find LRA amps to the compressor above factory set limits. No other major issues were found. The system is running at completion of service.
