Performed heater tune-up on a Trane gas furnace system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and cleaned the exterior of the furnace. Replaced the return air filter with a client supplied filter. No issues were found. The system is operational at this time.

Diagnostics found the outdoor torque booster had failed. I also found the condenser fan motor is leaking lubricant. I went over repair options with the homeowner and Dennis chose to replace the torque booster today. I replaced the torque booster and cycled the system on to verify proper operation. I also rinsed the condenser today at no additional charge. The system was cooling properly at time of departure

On arrival I spoke with the homeowner, she mentioned the outdoor unit was making a funny tapping noise the night prior, also mentioned she was having a water problem from the air handler closet. I went through the system and found that the fan motor wiring harness terminals had corroded from the motor head connection points. I also found the underside of the evaporator coil was completely matted over in dirt, dust and dog hair and had no air filter installed. The evaporator coil is extremely rusted and corroded as well, I used my electronic leak detector while onsite to check for leaks as well on the coil. I repaired the broken wiring terminal connections and tested system. Verified unit started backed up prior to leaving. The system is running at this time.

Diagnostics found the wiring harness to the compressor was tripping the outdoor breaker. I went over repair options with the homeowner and they chose to rewire the harness to prevent future rubouts. I completed the repairs and cycled the system for function testing. The thermostat was set to homeowners preference and is cooling properly at time of departure.

Service diagnostic found that the outdoor starter was stuck closed and was constantly sending voltage to the outdoor system. I spoke with the homeowner and he chose to have the contactor replaced and to sign up on our gold maintenance plan with the first visit this winter. I replaced the outdoor contactor and function checked the system. I also sealed some air straws at the furnace and secured the outdoor compressor wiring at no additional cost. No other issues were found. The system is operational at completion of service.

I spoke to the homeowner about replacing her grills with new ones that are not bent. She decided to have the grills replaced. I picked up the two grills from the shop and returned to the job. Service diagnostic found the primary drain line was clogged. This was tripping the water safety switch and shutting off the outdoor unit. I also found the outdoor fan motor and starter are showing wear and tear. I spoke with the homeowner and she chose to have the drain line cleaned and replace the outdoor fan motor and starter. I completed the work and function tested the system. I also replaced the air filter for the homeowner. All UV lights are working. No other issues were found. The system is operational at this time.

Sealed all supply buckets to the Sheetrock with foam spray gun. Pulled the blower motor and cleaned wheel/housing. Cleaned evaporator coil. Cleaned out the return chase underneath the air handler. I spoke to the homeowner about his concerns. He was wanting to change the UV bulb out in his air purifier located in the supply plenum. He said the company that installed it, had it installed in a portion of the plenum that the bulb was not able to be removed without removing the base of the air purifier. I removed the air purifier base, the homeowner widened the UV bulb slot to allow the bulb to be removed when it is sealed into the plenum. I sealed the base back onto the plenum using air sealant to ensure no air leaks are present. Reset power to system and checked operation of the light. Everything is working at this time.

Built and installed new return plenums with 2 media cleaners. Installed new secondary drain pan. New pad, disconnect box and wiring for the condenser. New flue pipe and gas pipe connections for the furnace. Rebuilt primary condensation drain, added SS2 and SS3 safety switches. Cleared primary drain with CO2 and primed trap with water. Removed a 12x9x9 wye, made the 9s home run to the plenum with 10 inch flex and reducer. Sealed all duct work connections with mastic/hardcast. Pressure tested system with nitrogen and pulled vacuum. Charged AC with R-454B refrigerant. Tested heating and cooling operation. Everything is working at completion of install.

2 years ago Garner promptly responded to our need for AC repair in August (in Texas). The technician thoroughly troubleshot, found and fixed the problem. He explained everything he did and showed me as well. I signed up for a preventative maintenance plan with a visit every 6 months. It is 6 months later and the technician performed a thorough inspection, showed photos of what he did and the condition of the hardware. He spent an hour. Good to know proper maintenance is being done. Great company. It is now 2 years later and everyone who came out has been thorough, pleasant and informative.
