Performed service diagnostic. Diagnostic found that the condensate drain line was clogged. Water had back up and tripped the safety switch. Options for repair were presented to the customer and they chose to have a drain service completed today and sign up for our semiannual maintenance plan. The first of two visits will be completed this Fall/Winter. Drain line was cleared and flow tested with water. Drain line was treated. System was function checked and was running at the time of departure.
Performed service diagnostic. Diagnostic found that the capacitor on the condenser unit was depleted and couldn’t reliably start the compressor. Options for repair were presented to the customer and they chose to have the capacitor replaced today. Capacitor was replaced and the system was function checked. System was running at the time of departure.

Air Conditioning System Repair. Performed diagnostic. I found that the outdoor capacitor (80/7.5) has failed. I presented the customer with options to repair and he chose to have it replaced at this time. I replaced it with a 70/7.5 and added a 10 mfd capacitor to the herm side. Confirmed both zones are open, and system is operational at this time.
Air Conditioning System Maintenance Service. Performed semiannual maintenance on two cooling systems. Inspected all Performance, Mechanical, and Safety Systems. Verified everything was operating within the manufacturer’s specifications for operation. Outdoor condenser refrigerant pressures are within range and condensers clean. Indoor system drain lines cleared and treated. Filters are dirty, but the homeowner did not have replacements. I advised them to replace them ASAP. I noticed that the westside unit’s condenser fan motor is showing signs of overheating. We have added UV lights to the downstairs unit but not the upstairs unit. No other major issues found. I recommend that we replace the fan motor and add UV lights to the upstairs system. The homeowner would like to have the fan motor replaced today but did not want to add UV lights at this time. Fan motor replaced and both systems are operational.
On arrival, I found the water safety switch tripped due to a restricted drain line. I blew out the drain line and flushed and treated the drain line with two gallons of water. Verified drains were properly flowing and verified the water safety switch was clear prior to departure. Everything is working at this time.
Found the outdoor run capacitor has failed below value across all terminals. Installed new run capacitor and remade the electrical termination terminals. Reset the cooling system and verified operation. Inspected supply air temperature and verified system was operating with a 18° temperature split. Everything is working at this time.
On arrival, the homeowner informed me that the upstairs system was failing to keep up with the thermostat setpoint throughout the day. He said this issue has never happened before in the past and the system has worked good previously. I turned the inverter system to max stage and performed a complete system checkout. I noticed my suction line pressure was well below design specs and my suction line temperature was running warm. I opened up the evaporator coil panel and found that the coil was beginning to frost over. I verified appropriate airflow of the system and verified there were no air flow restrictions of the system. After further diagnostics, I was able to pinpoint the cooling issue to an indoor metering device failure. The metering device is stuck closed and will not allow any refrigerant to pass through into the coil. I tested the metering device by adjusting the heat pump valve on the outdoor unit, which confirmed the issue. It is recommended that we replace the indoor

I wiped it off as best as I could and offered the customer options to repair; she declined at this time. I installed a new hard start assist and tested system. I continued my diagnostic and found the refrigerant levels to be low which caused a drastic reduction in cooling capacity. Spoke with homeowner, he said he would just like to have the system recharged with refrigerant today. I added in R-22 to get the system back up to spec. Verified system was cooling upon departure. Everything is working at this time.

The housing for the filter has separated from the air handler due to items piled onto the indoor unit and will need to be sealed. The return for the system needs sealing as well. The return plenum above the return vent/grate has gaps that need to be sealed. System sterilizers will need to be installed as well due to the mold. Options for repair were presented to the customer and they chose to move forward with all repairs. Once parts are received, our office w
Diagnosed faulty outdoor condenser fan motor on downstairs system. Spoke with homeowner and they chose to move forward with the repair. Could not order today due to the holiday but need to call Aces and order motor when they reopen on Tuesday. Ordered motor and it will be shipped directly to our office. Will return once received to complete repair. Installed new outdoor condenser exhaust motor and completed performance and safety testing. System operational.

On the system that services the master bedroom and upstairs (zoned system), I found everything to be operational and clean within the manufacture’s specifications for operation. Adjusted the LP pressure to the gas furnace to allow for proper Low & High Stage Heating. Inspected the outdoor inverter system, checked and verified refrigerant levels, and changed two homeowner supplied filters inside the filter base located in attic. Flushed and treated the primary drain line and cycled system to verify operation upon departing. Did note the upstairs cooling system to be low on charge. Recharged system back to manufacture’s specifications for operation and had a 9.1°SC and a 13°SH.
