Performed semiannual maintenance on two dual fuel heat pump/gas furnace systems. Inspected all Performance, Mechanical and Safety systems. Tested and verified everything was operating within manufacture specifications for operation. Changed out two 2” air filters provided by homeowner in the upstairs attic filter bases. Also flushed and treated the primary drain lines on both AC systems. Everything is working at this time.
Furnace Ignition Repair – A homeowner reported that their furnace was igniting but would quickly shut off. My assessment revealed that the flame rollout switch had tripped due to a buildup of debris in the burner compartment. I cleaned the compartment and reset the switch, ensuring the furnace stayed on and operated safely.
Installed new American Standard air handler in the attic. Reinstalled supply and return plenums with additional support bracing underneath. Rebuilt drain line with SS-2 and SS-3 safety float switches. Cleared drain line, and tested system operation. Everything is working at this time

Performed semiannual maintenance on one heat pump cooling system. Inspected all Performance, Mechanical and Safety Systems. Homeowner mentioned that the water safety switch coming off the internal drain pan would sometimes get water inside it, so he would tilt it upwards to help keep the system running. During my inspection, I found that the internal drain pan had some standing water inside due to there being gunk that had formed near and around the drain ports. Cleaned and cleared the primary drain line and the internal drain pan. Also added drain treatment into the pan and line, along with installing a union between the p-trap and the air handler to allow for cleaning of the line coming out of the air handler. Verified all other mechanical components were operating within manufacture’s specifications for operation. Everything is working at this time.
Installed new TXV in upstairs closet air handler. Removed previous filter drier and installed a new bi-flow filter dryer. Pressure tested system and performed a leak check. Pulled a deep vacuum and verified charge per data tag. Flushed drain line and varied zoning operation. Everything is working at this time.

The electrical wiring is tight and in good condition. Drain lines were cleared and flow tested with water. The drain lines were then treated. The condenser fan motor on the Carrier condenser is showing signs of overheating. The capacitor is within value and the refrigerant charge is within spec. The Trane condenser is a variable speed inverter unit. The system is in good condition and the refrigerant charge is within factory spec. The condenser coils were cleaned. No other major issues were found.

Verified the Stage 3 Breathe Easy UV lights on the Kitchen side system are operating as designed. We also decided to change out the run capacitor on the master bedroom system. I installed a new capacitor and tested the system. Everything is working at this time.
Performed semiannual maintenance on two Lennox cooling systems. Inspected all Performance, Mechanical and Safety systems. On the upstairs HVAC system, I found that the unit was flat (empty) on R-410A. I used my electronic leak detector and then soap bubble leak detection solution to pinpoint a large rupture on the indoor coil piping. I also found that the secondary pan for the downstairs HVAC system is extremely rusted out. I recommend replacing the upstairs coil and recharging the system back to factory specifications. I also recommend replacing the emergency drain pan on the downstairs system to ensure in the event of a drainage overflow that no water leaks through the ceiling and causes sheetrock damage to the upstairs area. Did verify that the REME Halo Air Purifiers were on and operating during our visit.

When entering the attic, I found that the upstairs HVAC system had a drainage overflow into the secondary drain pan due to a clogged-up drain line that attaches into the upstairs bathroom sink. Cleared the drainage restriction in the drain line and treated with our drainage treatment. Also did the same for the downstairs HVAC system. Spoke with homeowner about having water safety switches installed on both units to avoid water damage from a drain clog; he agreed. Installed switches and programmed the wall controller for the switches to shutdown unit in the event of a drain blockage. Verified everything was operating within manufacture’s specifications for operation.
Replaced the upstairs system blower motor. While replacing the motor I cleaned the blower wheel and the housing. I cycled power at the thermostat and confirmed the blower motor was working. Refrigerant levels are within spec. No other major issues were found. System is operational at this time.

Installed new 4-ton Carrier heat pump system. Installed new Ecobee Lite thermostat. Rebuilt and insulated condensate drain line. Added SS2 and SS3 safety float switches. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on copper line set. Replaced the condenser pad. Replaced the disconnect and ran the low voltage in Seal-Tite. Replaced both supply and return plenums and sealed with a mastic airlock. Replaced the RFG in the hallway. Charged system to factory spec and performed a benchmark. System is working properly at time of departure.
Upstairs HVAC System: On arrival, I turned the thermostat to cool mode and verified the indoor blower motor was running. I went outside and found that the outdoor heat pump was not running. Inspected the defrost board and found the board to have failed. I was able to test the outdoor unit and verified both heating and cooling operation. Went into the attic to inspect the electrical system and found the primary water safety switch has failed and therefore will not turn off low voltage power. Recommended replacement of the defrost board and installation of a new primary water safety switch. I installed a new outdoor defrost board and a new water safety switch at the indoor air handler. Installed new wiring terminal connections at the air handler to ensure a proper and secure fit. Tested all systems and verified operation. Everything is working at this time.

Performed heating maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. As I was checking, refrigerant pressures, I noticed that the compressor was not working and had shut off on thermal lockout.I cooled off the compressor and I found that the compressor start assist had failed the compressor was pulling 98 amps on start. I installed new start assist. Start amps are at 35 rated for 95. The compressor running amps are at 12 rated for 15 maximum. I cycled power and the system is now working at this time.
