Performed AC cool check. Checked electrical, mechanical, safety, and performance of the system. No major issues were found. Drain line cleared and treated. Condenser coil clean. Electrical disconnect confirmed in and on. System was running at the time of departure.

Trip 1 - Performed heat check. Checked electrical, mechanical, safety, and performance of the system. Condenser fan motor shows signs of overheating and is leaking grease. Capacitor on the condenser unit is below value. The evaporator coil and air handler are dirty. Mold and mildew are on both the coil and pan, along with some on the wiring harness for the blower fan. Blower fan is dirty. Return for the system is dirty and in need of cleaning. The filter for the unit is not the correct size due to not being a Honeywell filter. The housing for the filter has separated from the air handler due to items piled onto the indoor unit and will need to be sealed. The return for the system needs sealing as well. The return plenum above the return vent/grate has gaps that need to be sealed. System sterilizers will need to be installed as well due to the mold. Diagnosed faulty outdoor condenser fan motor on downstairs system. Spoke with homeowner and they chose to move forward with the repair. Could not order today due to the holiday but need to call Aces and order motor when they reopen on Tuesday. Ordered motor and it will be shipped directly to our office. Will return once received to complete repair. Installed new outdoor condenser exhaust motor and completed performance and safety testing. System operational.

On the upstairs system, the condenser fan motor is running outside the manufactures specifications for operation. Customer declined repairs at this time. Found microbial growth along the coil and control wiring in the system that services the downstairs portion of the home (located in the garage). Also noted on the outdoor heat pump that the fan motor has overheated but is still operational. Spoke with Mr. and Mrs. Christman and we decided to move forward with installing our Stage 3 Breathe Easy Ultra-Violet lights. Breathe Easy Stage 3 was installed and tested. On the system that services the master bedroom and upstairs (zoned system), I found everything to be operational and clean within the manufacture’s specifications for operation. Changed two Honeywell F100 filters supplied by homeowner. Please see attached checklists for full tune-up details.

Adjusted the LP pressure to the gas furnace to allow for proper Low & High Stage Heating. Inspected the outdoor inverter system, checked and verified refrigerant levels, and changed two homeowner supplied filters inside the filter base located in attic. Flushed and treated the primary drain line and cycled system to verify operation upon departing. Did note the upstairs cooling system to be low on charge. Recharged system back to manufacture’s specifications for operation and had a 9.1°SC and a 13°SH.

Options for repair were presented to customer and he chose to have the capacitor replaced and join our maintenance plan for both systems. Repair completed. Electrical disconnect confirmed in and on. After performing the diagnostic, I found the system was not energizing the reversing valve. I turned the power off to the system and checked the connection from the thermostat all the way to the condenser and everything looked good. I turned the power back on, and the system and valve are operating normally. However, while checking the downstairs system, I did find the battery cap to be failing. I presented the client with his options, and he chose to have it replaced today. He also chose to have a maintenance check performed on the upstairs system only. I completed the repair on the downstairs system and performed the maintenance check on the upstairs system. While performing that check, I found the battery cap to be failing on this system as well. The client chose to have that cap replaced as well. Both systems are operational after completion of repairs.
