Performed AC cooling check. Checked the electrical, mechanical, safety, and performance of the system. I cleared the condensation drain line and flow tested the drain with two gallons of water. I also treated the drain line. The condenser coil was cleaned. The system was running at the completion of service.
Service diagnostic found the upstairs system outdoor capacitor was failing on the fan side. This was causing the compressor to overheat and shut off on a thermal lockout since the fan did not have enough power to start up. The outdoor fan motor is also developing a hot spot and will need to be monitored. The dryer vent is right behind the upstairs outdoor system. All the lint is causing the system to get dirty and causing extra stress on the system components. Spoke with the homeowner and he chose to have the capacitor replaced. I rinsed out the outdoor coil and cooled off the compressor for around 30 minutes. I then replaced the outdoor capacitor and cycled the thermostat. Let the system run for 15 minutes with no issues. The system is now operational.
Removed the existing furnace to coil transition and the secondary drain pan from the system. Installed new 16x45 secondary drain pan and added new supports for the evaporator coil. Reconnected secondary drain and safety switch. Cleared primary drain with CO2 and primed with water. Built and installed new furnace to coil transition and sealed with mastic/hardcast. Sealed all I-boxes to the Sheetrock with mastic. Sealed gaps that were present in the return plenum. Fixed the pitch of the furnace flue pipe. Tested operation of system. Everything is working at completion of service.

Options for repair were presented to the homeowner and she chose to have the drain line cleared. I cleared the drain line and flow tested the drain with water. I also tested the sink the drain terminates into to make sure it was also flowing water. I then treated the drain line and function tested the system. The system was running at the completion of service.
Diagnosed a failed capacitor on the outdoor unit. There was no voltage going to the start winding so the compressor would not start. I also did inform the homeowner about her condenser fan motor and how it has overheated and will need to be replaced.
2 system cleaning. Pulled the blower motor from both systems and disassembled. Cleaned the blower wheel and housing on each one. Cleaned the interior/exterior of both furnaces and both primary drain pans. Cleared the primary drain on both systems and primed both traps. Inspected interior of return and supply plenums, no issues found inside plenums. Reassembled both blower motors and reinstalled. Tested heating and cooling operation of both systems. Everything is working at completion of service.
Performed a/c tune-up on a Carrier straight cool system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and cleaned the exterior of the air handler. I did find the water safety switch had failed and was passing constant voltage even in the tripped position. Also found the outdoor fan motor is developing a hot spot. Spoke with the homeowner and he chose to have the water safety switch replaced. I replaced the switch and cycled power at the thermostat. No other issues were found. The system is operational at this time.

Installed Carrier furnace and condenser. Installed new extended supply plenum with an offset. Installed Ecobee thermostat. Installed new plywood overlay. Installed new gas valve and gas flex. Ran high voltage in seal tite. Ran new wire to the outdoor unit and the thermostat. Replaced disconnect and whip. Replaced capacitor. Installed hurricane straps. Pressure tested and pulled a vacuum on the line set. Tested system operation in both heating and cooling. Everything is working at completion of install.

Removed failed outdoor capacitor, installed and secured new outdoor capacitor. Reset breaker and cycled power on the system. I did also clear and treat the primary drain at no additional cost. The system is operational at this time.

Removed and capped the old primary drain line. Rebuilt and insulated the primary drain line with 3/4-1” adapter into stack vent. Installed SS2 safety switch. Treated drain and tested system operation. Everything is working at completion of service.
AC cool check was completed on a vertical straight cool system. Drain line was flushed and treated. Outdoor coils were cleaned. I examined all mechanical and electrical components. I did find the outdoor condenser fan motor leaking lubricant. I went over my findings with the homeowner and she chose to replace the condenser fan motor. Once motor was replaced, the system was cycled on to verify proper operation. Everything is working at completion of service.
On arrival I began my inspection and found that the downstairs system had been set to heating mode. I then found that the upstairs system was set to cooling but was not operational. I continued my diagnostic and found that the fuses inside the condo unit disconnect had blown. Options for repair were presented to the customer and she chose to have the fuses replaced. I replaced the fuses then function tested the system and found that it is now operational and cooling.
Diagnostics found a blower communication fault on the Carrier upflow Infinity. To resolve the issue, I pulled out, cleaned, and reseated all wiring harness plugs from and to the blower. I also cut back all control wiring, exposing fresh copper to ensure solid contact from the thermostat to the air handler control boards. Monitored system for roughly 30 minutes to ensure proper operation before departure.
Service diagnostic found the primary drain line was clogged. I also found that the outdoor starter relay is starting to get pitted at the contacts. Lastly, the indoor coil is developing rust and is prone to a refrigerant leak in the future. Spoke with the homeowner and she agreed to have the drain line serviced at this time. I cleared and treated the drain. Also secured the outdoor compressor wiring and replaced the return air filter at no additional cost. The HVAC condensation is draining slowly, and I believe that is because it ties into the sink drain and there is a partial clog in the sink drain. Recommend having a plumber out if the drain becomes a problem again. System is operational at this time.
Diagnostics found a faulty Honeywell thermostat. I went over repair options with the homeowner and he chose to install a new Honeywell thermostat and sign up for our gold membership today. I replaced the thermostat and cycled the system on to verify proper operation. The system is cooling at time of departure. The thermostat is set to homeowners preference.
