Performed cooling maintenance on a heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil.
Performed cooling maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. No other major issues were found, and the system is operational at this time.
On arrival, I spoke with homeowner, and he stated that the indoor blower motor would stay stuck on until he turned the breaker off at the panel for the air handler. I checked over the thermostat and wiring and I found that the indoor relay was stuck closed with constant power being delivered. I stripped back new low voltage wiring and secured wiring terminals at the run capacitor to ensure a proper common path for the high voltage electrical for the blower motor. Tested and verified operation. Everything is working at this time.
On arrival, homeowner stated that the AC went out Sunday morning, but he still had air coming from the supply registers. He turned the system off on the thermostat just in case to prevent further damage. I set the thermostat to COOL mode and went outside; I found the contactor relay engaged but no high voltage going across the set of contacts. Installed a new contactor and restored high voltage power to the system. Checked over the system and verified operation. Everything is working at this time.

Removed the refrigerant from the system and then removed the old line set. Installed the new line set and pressure tested with dry nitrogen. Checked for leaks on the line set connections and found none. Pulled a vacuum on the system and weighed in factory charge with new refrigerant. Checked the operation of the system in heating and cooling. Checked that the drain is draining properly. Washed the outside of the condenser and washed out the condensing coil. Reinstalled the line hide to protect the line set. The system is working properly at this time.
Installed new 2.5-ton Payne furnace and straight cool condenser. Installed new Honeywell T6 thermostat. Rebuilt and insulated condensate drain line. Added SS2 safety float switch. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on copper line set. Replaced the condenser pad. Replaced the disconnect and ran the low voltage in Seal-Tite. Replaced the supply plenum with a new and improved 8ft plenum. Sealed all of the duct connections and joints with a mastic airlock.
Performed heating maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. I ran the system in cooling mode to check refrigerant levels because the outdoor temperature is 65°. Refrigerant levels were slightly low, and I also found small amounts of microbial growth on the blower wheel. I informed the customer and presented options for repair. She declined repairs at this time and wants to see how the system looks on her next maintenance visit. No other major issues were found, and the system is operational at this time. Replaced outdoor defrost control board with new ambient and defrost sensors. Verified system operation in heating and in cooling with defrost cycle. Everything is working at this time.
Installed new 3-ton Carrier heat pump system. Installed new Honeywell thermostat. Installed new plywood overlay. Rebuilt and insulated condensate drain line. Added SS2 safety float switch. Cleared and treated drain and verified operation. Replaced extended supply plenum and sealed with mastic air lock. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on the copper line set. Replaced disconnect and whip at outdoor condensing system. Charged system to manufacturers spec. System is working properly at time of departure.
On arrival, I found the emergency water safety switch tripped due to a restriction inside the primary drain line. Removed power from system, blew out the primary drain line and flushed drain line out. Verified drain had proper flow of water and then treated the primary drain line with a drain treatment. Opened up the indoor air handler and cleaned out the primary drain pan and treated with a drain treatment inside the drain pan. Reset the cooling system and inspected all Performance, Mechanical and Safety Systems. Verified everything was operating within manufacture’s specifications for operation. Everything is working at this time.
Performed diagnostic. I found that the primary drain line was clogged and tripping the float switch. I cleared and treated the drain and tested it with a gallon of water. I ran the system for 30 minutes and no other major issues were found.
Installed new Carrier condenser and new TXV. Installed a new liquid line filter dryer, pressure tested system with dry nitrogen and pulled a vacuum on the copper line set. Replaced extended supply and return plenums and sealed with mastic air lock. Added 3 new return air filter grilles in the bedrooms. Replaced disconnect and whip at outdoor system. Charged system to factory specifications. System is working properly at time of departure.
Air Conditioning System Repair. Performed service diagnostic. Diagnostic found that the system was performing poorly. Sub cooling was very low, and the temperature split from return to supply was 8-10 degrees. Design sub cooling was checked through the service application on the thermostat control and the system determined a designed sub cooling of 18 degrees. Two pounds of R-410A was added to bring the sub cooling up to 18 degrees. Temperature split had improved to 14-15 degrees before I left. Return temperature was 70 degrees, supply temp was 55 degrees and outside air was 97 degrees. I asked the customer to monitor that system and let us know if it continues to have cooling issues. System was running at the time of departure
