Performed A/C tune-up on a Lennox straight cool system. Checked the electrical, mechanical and performance systems of the unit. Cleaned, flushed and treated the drain line. Verified the compressor wiring is secure and washed the outdoor coil. The outdoor suction line insulation was deteriorated so I went ahead and replaced it. No other issues were found. The system is operational at this time.

Blower motor has successfully been replaced. After installing the new blower motor I cycled the system in cool mode to verify proper operation. I then completed the AC cool check on the system. Drain line was flushed and treated. Condenser coils were cleaned. I found all mechanical and electrical components working within manufacturer specs. The system was cooling properly at time of departure.

On arrival I spoke with the homeowner who stated her power went out for about 5-10 minutes on Saturday night and the downstairs system stopped cooling ever since. I found the outdoor condenser board flashing a “low pressure lockout” code. I reset power and started up the system. Verified refrigerant levels are good and the filter is clean. I cycled power at the thermostat a few times with no issues. I was not able to recreate the problem during this visit. I did speak to the homeowner about getting her drain serviced and about our maintenance agreement. She chose to have the drain service for the downstairs system at this time. I cleared, flushed and treated the drain line. No other issues were found.

Performed semiannual maintenance on one heat pump cooling system. Inspected all performance, mechanical and safety systems. Changed out one AprilAire filter the homeowner's provided. Everything is working at this time.

Installed 2.5 ton R-454B straight electric system for the guest house upstairs space. Air handler with heat kit in attic. Installed disconnect box for the condenser and new sealed wiring. Built and installed new extended supply plenum with elbows. Built and installed new return plenum. Installed new secondary drain pan. Installed Ecobee lite thermostat. Pressure tested system with nitrogen and pulled vacuum. Rebuilt primary condensation drain, installed SS2 and SS3 safety switches. Cleared primary drain with CO2 and primed trap with water. Attached existing flex duct and sealed all connections with mastic/hardcast. Charged system with R-454B refrigerant. Tested heating and cooling operation. Everything is working at completion of service.

Performed AC cool check on four systems. Checked the electrical, mechanical, safety, and performance of the systems. I cleared the condensation drain lines and flow tested the drains with water. I also treated the drain lines. The system for the downstairs did not have an access port to clear the drain line. The condenser unit for the downstairs had a failed capacitor. The system for the master bedroom has a condenser fan motor that was leaking lubricant. The system for the living area was low on refrigerant. I performed a leak check and found a leak in the evaporator coil. The secondary pan was also rusted. Options for repair were presented to the homeowners. They chose to have the capacitor and condenser fan motor replaced and to have the living room system charged with refrigerant. I replaced the capacitor and condenser fan motor and charged the living room system to the factory specification of 7 degrees sub cooling. I function tested the systems. All the sy

I also treated the drain line. Condenser coil was cleaned. I found mold/mildew growing on the primary pan. Options for repair were presented to the customer. They chose to have surge protection installed for the air handler. I installed surge protection on the air handler and function tested the system. The system was running at the completion of service.

Installed Payne Heat Pump. Installed new disconnect and whip. Ran the low voltage in 1/2 seal tite. Ran the high voltage in 3/4. Relocated filter dryer indoors. Pressure tested and pulled a vacuum on the line set. Weighed in additional charge to meet manufacturer specifications. Replaced Air handler. Replaced filter base and transitioned to existing plenum. Sealed all connections with mastic. Rebuilt and cleared primary drain. Installed SS2 Safety switch. Used existing Ecobee thermostat. Function tested system. Everything is running at completion of service.

Cleared, cleaned, flushed and treated the drain lines and cleaned the exterior of the air handlers. Verified the compressor wiring is secure and washed both outdoor coils. No issues were found. All surge protection devices and UV lights are working. Both systems are operational at this time.

Performed A/C tune-up on an American Standard heat pump system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and cleaned the exterior of the air handler. Replaced the return air filters and washed the outdoor coil. I found the air handler does not have a water safety switch on the secondary pan. The outdoor starter is starting to get pitted at the contacts. The indoor coil is rusted and could have a refrigerant leak in the future. I went over my findings and presented repair options to the homeowner. No other major issues were found. All UV lights are working. The system is operational at completion of service.

I found that the indoor coil is very rusted but is still working. All UV lights are working. No other major issues were found. The system is operational at this time.

Built and installed new extended supply plenum for the package unit. Installed all new supply buckets with metal elbows attached. Added all new flex duct to every supply bucket. Upsized the return duct to 14 inch flex. Sealed all buckets to the floor with silicone/mastic. Sealed all duct connections with mastic. Strapped all ducts off the ground and added metal single wall pipe around flex to protect from animals where needed.

Loft House: On arrival I found the air handler located in the barn area mezzanine. Went through the system and found the that the emergency water safety switch was tripped due to a clogged drain line. While looking through the system, I found that the blower wheel is completely caked over blocking all the fins and spacing. Will be recommending to have the drain cleared and the blower wheel cleaned. Spoke with homeowner, and he has approved the drain line cleaning at this time, but wants to hold off on the blower wheel for the time being. Completed the drain line cleaning, flushed and treated primary drain and removed standing water from the overflow emergency water safety switch. Reset system and verified operation. Everything is working at this time.
