Performed semiannual maintenance on one heat pump heating system. Inspected all Performance, Mechanical and Safety systems. Homeowner mentioned that the heat pump and auxiliary heating was having a hard time maintaining 72° during the snow day we had. I found that the thermostat was not connected to WiFi so I went through and manually staged the heat pump and heating elements on the service menu of the thermostat to help with heating inside the home. I also adjusted the comfort profiles as they were set to the factory settings of a 64° heating temperature for sleep mode and an away temperature of 62°. I also disabled the “Follow Me” function that switches the thermostat over to Away mode. Once the changes were made, I was able to achieve a 136° supply air temperature at the supply air plenum in the attic. Everything is working at this time.

Completed re-duct and replaced all accessible buckets and flex duct. Sealed all connections with mastic air lock. Installed new supply and return plenums. Built a wood platform and installed new dehumidifier. Also added new return to kitchen.

Performed heater check on two systems. Checked electrical, mechanical, safety, and performance of the system. I cleared the drain lines and flow tested the drains with two gallons of water. I also treated the drain lines. The Perfect Fit filter on the Trane system was replaced. The condenser fan motor on the Carrier system is showing signs of overheating. No other major issues were found. Both systems are running at the completion of service.

My assessment revealed that the flame rollout switch had tripped due to a buildup of debris in the burner compartment. I cleaned the compartment and reset the switch, ensuring the furnace stayed on and operated safely.

Removed the three 6” flex runs to the 2 bedrooms and office. Increased the I-box to the 3 rooms and increased the ducts to 7” flex. Installed balancing dampers in all the ducts and performed an airflow balancing of the home. Cleared, flushed and treated the condensate drain. Washed out the condenser and verified electrical and refrigerant charge. The system is opening at this time.

Performed semiannual maintenance on one heat pump cooling system. Inspected all Performance, Mechanical and Safety Systems. Homeowner mentioned that the water safety switch coming off the internal drain pan would sometimes get water inside it, so he would tilt it upwards to help keep the system running. During my inspection, I found that the internal drain pan had some standing water inside due to there being gunk that had formed near and around the drain ports. Cleaned and cleared the primary drain line and the internal drain pan. Also added drain treatment into the pan and line, along with installing a union between the p-trap and the air handler to allow for cleaning of the line coming out of the air handler. Verified all other mechanical components were operating within manufacture’s specifications for operation. Everything is working at this time.

Installed new TXV in upstairs closet air handler. Removed previous filter drier and installed a new bi-flow filter dryer. Pressure tested system and performed a leak check. Pulled a deep vacuum and verified charge per data tag. Flushed drain line and varied zoning operation. Everything is working at this time.

The electrical wiring is tight and in good condition. Drain lines were cleared and flow tested with water. The drain lines were then treated. The condenser fan motor on the Carrier condenser is showing signs of overheating. The capacitor is within value and the refrigerant charge is within spec. The Trane condenser is a variable speed inverter unit. The system is in good condition and the refrigerant charge is within factory spec. The condenser coils were cleaned. No other major issues were found.

Performed semiannual maintenance on two heat pump cooling units. Inspected all Performance, Mechanical and Safety Systems. I did note on the system that services the master bedroom and the upstairs area, the outdoor run capacitor has failed below value, which is causing the condenser fan motor to pull more electricity than designed. Verified the Stage 3 Breathe Easy UV lights on the Kitchen side system are operating as designed. We also decided to change out the run capacitor on the master bedroom system. I installed a new capacitor and tested the system. Everything is working at this time.

Performed semiannual maintenance on two Lennox cooling systems. Inspected all Performance, Mechanical and Safety systems. On the upstairs HVAC system, I found that the unit was flat (empty) on R-410A. I used my electronic leak detector and then soap bubble leak detection solution to pinpoint a large rupture on the indoor coil piping. I also found that the secondary pan for the downstairs HVAC system is extremely rusted out. I recommend replacing the upstairs coil and recharging the system back to factory specifications. I also recommend replacing the emergency drain pan on the downstairs system to ensure in the event of a drainage overflow that no water leaks through the ceiling and causes sheetrock damage to the upstairs area. Did verify that the REME Halo Air Purifiers were on and operating during our visit.

I replaced the condenser fan motor on the main house system and tested it. It came on and ran properly. I then moved to the master bedroom system and replaced the motor as well as the capacitor. I tested the system, and it came on and ran immediately. The systems are in good working order. Systems are in working order at completion of appointment.
