Furnace Ignition Repair – A homeowner reported that their furnace was igniting but would quickly shut off. My assessment revealed that the flame rollout switch had tripped due to a buildup of debris in the burner compartment. I cleaned the compartment and reset the switch, ensuring the furnace stayed on and operated safely.

Performed semiannual maintenance on one heat pump cooling system. Inspected all Performance, Mechanical and Safety Systems. Homeowner mentioned that the water safety switch coming off the internal drain pan would sometimes get water inside it, so he would tilt it upwards to help keep the system running. During my inspection, I found that the internal drain pan had some standing water inside due to there being gunk that had formed near and around the drain ports. Cleaned and cleared the primary drain line and the internal drain pan. Also added drain treatment into the pan and line, along with installing a union between the p-trap and the air handler to allow for cleaning of the line coming out of the air handler. Verified all other mechanical components were operating within manufacture’s specifications for operation. Everything is working at this time.
Installed new TXV in upstairs closet air handler. Removed previous filter drier and installed a new bi-flow filter dryer. Pressure tested system and performed a leak check. Pulled a deep vacuum and verified charge per data tag. Flushed drain line and varied zoning operation. Everything is working at this time.

The Trane condenser is a variable speed inverter unit. The system is in good condition and the refrigerant charge is within factory spec. The condenser coils were cleaned. No other major issues were found.

I installed a new capacitor and tested the system. Everything is working at this time.

On the upstairs HVAC system, I found that the unit was flat (empty) on R-410A. I used my electronic leak detector and then soap bubble leak detection solution to pinpoint a large rupture on the indoor coil piping. I also found that the secondary pan for the downstairs HVAC system is extremely rusted out. I recommend replacing the upstairs coil and recharging the system back to factory specifications. I also recommend replacing the emergency drain pan on the downstairs system to ensure in the event of a drainage overflow that no water leaks through the ceiling and causes sheetrock damage to the upstairs area. Did verify that the REME Halo Air Purifiers were on and operating during our visit.
