Performed cooling maintenance on one straight cool system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. Media filter is not too bad but will need to be replaced before Summer. The homeowner said he would order some new filter and replace it asap. I did find that the system does not have a water safety switch. No other major issues found. Presented options to have a water safety switch installed and the homeowner agreed. Installed a water safety switch on the secondary drain line. I cycled power at the thermostat and the system is operational at this time.
Performed heating maintenance on the furnace system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. I talked to the homeowner about adding a water safety switch to the secondary drain line and removing it from the emergency drain pan line. They asked me to send an estimate for the repair as well as a surge protector for the furnace. No other major issues were found, and the system is operational at this time. See attached checklist for full tune-up details.
Found coil insulation had fallen onto the coil restricting airflow causing system to freeze over. Secured insulation back in place and sealed up panel and edges of insulation. Adjusted airflow to correct setting and verified operation. Everything is working at this time.

Options for repair were presented to the customer and they chose to have the capacitor replaced today. Capacitor was replaced and the system was function checked. System was running at the time of departure.

While inspecting the HVAC system for musty smell we ended up completing a performance check. During the performance check we discovered a bad battery capacitor at the condenser, the system was not properly charged with refrigerant and the condenser did not have a surge protector installed on it. After addressing these problems, the system is operational and the Fojtik's will monitor the musty smell from the mildew on the coil. We need to inspect it during the heating season.
