Air Conditioning System Repair Service: While inspecting the client’s HVAC system, I discovered an issue with the system’s thermostat, which was reading inaccurate temperatures and causing inconsistent cycling. I replaced the faulty thermostat with a new smart model, improving temperature regulation and energy efficiency.
Autumn Air Conditioning Maintenance Service: During an autumn maintenance service, I prioritized the meticulous cleaning of the evaporator coil. Additionally, I straightened coil fins, cleared the condensate drains, inspected the refrigerant line for leaks, and ensured all electrical connections were tight and secure. This comprehensive service ensures peak performance and optimal efficiency as the season transitions.
Performed cooling maintenance on a gas system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. Replaced filter with a customer supplied filter. I also replaced the high voltage wire nuts at the furnace and sealed two furnace knockouts. I did find that the system is low on refrigerant. I spoke to the homeowner, and he chose to have refrigerant added today. I added 2lb 2oz of refrigerant and performed a leak search, but I was unable to find a leak at this time. The system is now cooling with 7 degrees of subcool and 14-15 degrees of superheat. I also recommended to the homeowner that we install a water safety switch on the secondary drain line to prevent any overflow into the secondary pan. No other major issues were found, and the system is operational at this time.
On arrival I spoke with Mr. Inman, and he stated that their Nest thermostat was displaying error codes for no power to the thermostat/C-Wire missing. I started my diagnostic by first attaching the old thermostat to the wall as the homeowner had replaced the thermostat two separate times, but it is still showing the same error code. I then reset the system and allowed the unit to run. I noticed that the primary condensate line was backed up and the overflow condensation was draining into the water safety switch. I finished my full check over the system, and was able to verify everything else was operating within manufacture’s specifications for operation. Spoke with homeowner, and we were able to determine that the primary drain line that runs into the foundation ties into the bathtub drain/septic drain for the home. I flushed and treated the line multiple times to ensure the drain line was fully clear. I then cleaned out the internal drain pan to ensure all debris was remov
Air Conditioning System Repair: Repaired inadequate refrigerant line insulation to reduce energy wastage and enhance system efficiency.
Upon arrival the customer stated he was concerned about his blower motor. Customer also stated that the condensing unit was freezing up almost immediately after turning on unit. Checked for high-voltage and low-voltage going to the X-13 motor, and I did confirm both voltages were present before condemning blower motor. After returning with a new blower motor and pulling the blower housing, I found that the fan blades were extremely dirty. While I had it disassembled, I went ahead and cleaned fan blades. After reassembly I verified proper operation of system. Unit is cooling properly at this time.
Performed semiannual maintenance on one heat pump cooling system. Inspected all Performance, Mechanical and Safety Systems. Tested and verified all mechanical components were operating within manufacture’s specifications for operation. I went ahead and extended the drain line past the condenser which will help with mud not building up inside the drain pan. Flushed and treated the primary drain line and ensured proper drain flow. Cleaned the outdoor condensing coils to ensure proper heat transfer of the refrigerant. Everything is working at this time.
Whole-House Air Purification System Installation: Installed a whole-home air purification system to reduce allergens and contaminants, enhancing indoor air quality.
On arrival, I met with homeowners, and he stated that their AC has not been cooling well, especially in the upstairs zone. They did notice the system had frozen over on the outside over the weekend. I set both thermostats to cool mode and checked over the unit. I found my low side pressures falling below the freezing saturation point. While checking over the unit I found the line side wires of the starter relay burned up. I removed high voltage power from the system and checked the wiring. I was able to completely remove the wire from the starter contactor relay due to the lugs not being tightened down, which resulted in the wiring overheating and melting. I went into the attic and found that the insulation of the case coil had fallen off and was resting against the top side of the coil, creating an airflow restriction. Sealed the insulation back to the top of the coil and installed a new contactor relay in the outdoor condensing unit. Secured all wiring terminals and connections
Performed semiannual maintenance on one heat pump cooling unit. Inspected all Performance, Mechanical and Safety Systems. While performing the maintenance on the system, I found that the indoor coil is extremely rusted and corroded. I also found that the underside of the coil is dirty which is causing an airflow restriction. The indoor blower wheel is caked over in dirt/dust which is causing a higher electrical amp draw on the motor. Continued my inspection and found that the home has higher levels of humidity, possibly caused by the system not operating at 100% cooling capacity. I recommend replacement of the indoor coil and cleaning of the blower wheel to return the system back to 100% cooling capacity. Flushed and treated the primary drain line that exits outside next to the condensing unit. Verified all other components were operating within manufacture’s specifications for operation.
Installed mobile home gas system. Installed Honeywell thermostat. Installed roof jack and sealed with roof cement. Ran high voltage in 3/4-inch Seal-Tite and dug into ground. Ran low voltage in 1/2-inch Seal-Tite. Built new drain line to outside of the house. Pressure tested and pulled a vacuum on the line set. Verified system charge was to manufacturers specifications.

Rehung downstairs buckets. Attached and ran exhaust fan ducts. Installed fresh air for main downstair system. Re-attached and sealed both supply and return air plenums for main downstairs system. Mounted a new disconnect for main downstairs system. Reframed return for main downstairs system. Ran and wired in thermostat wire for secondary downstairs system. Installed new single wall pipe for stove range. Installed new single wall pipe for dryer vent. Built new return plenum and re-framed the third return. All 3 primary drain lines are ran for the plumber to tie into his vents.
Performed heater maintenance on one heat pump system. Checked electrical, mechanical, safety, and performance of the system. Both heat strips heating upon test. Filter dirty and was changed with customer supplied filter. Coil and blower wheel are both clean. UV lights operational. Outside condenser refrigerant pressures within range and condenser clean. On arrival, I found that the emergency water safety shutoff was tripped. I found that the primary drain line was clogged up causing water to back up into the indoor system. When I went outside to access the drain line exterior penetration, I found that the low voltage control wiring was all chewed up from what appeared to be a weed-eater. Recommended removing the drain line clog and repairing the low voltage control wiring outside to ensure proper heating and cooling operation from the outdoor heat pump system. Spoke with Mr. Cecil and he decided to move forward with the immediate repairs to get the system back up and running. I flushed and treated the primary drain system and fixed the damaged outdoor control wiring for the outdoor system. Reset the HVAC system and tested cooling operations. Verified everything was operating within manufacture’s specifications for operation. Everything is working at this time. Locked the front door and side gate and placed key back in lockbox an
Performed service diagnostic. Diagnostic found that the primary condensate drain line was clogged. Water had backed up into the safety switch and shut down the condenser unit. The drain line was cleared and flow tested with 1.5 gallons of water. The drain line was then treated. The system was running at the time of departure.
Replaced all ducting for all three systems. Sealed all pressure points with air lock and installed balancing dampers. Moved upstairs thermostat 4’ over on wall and installed new dryer vent connection. Installed new air purifiers and media filters. Systems operating at this time.
Installed new Stage 2 and Stage 3 Breathe Easy Packages. Sealed return air chase and verified operation. Everything is working at this time.
Performed heat check. Checked electrical, mechanical, safety, and performance of the system. No major issues were found. Drain line cleared and treated. Surge protection is operational. Condenser coil cleaned. Electrical disconnect confirmed in and on. System was running at the time of departure.

On arrival, inspected the Rheem Heat Pump heating system. Checked refrigerant charge of the R-22 system and inspected all electrical controls. Did find the outdoor run capacitor to be below value for what the manufacture states for operation. Performed a full inspection over the indoor air handling unit and the outdoor heat pump. Replaced the outdoor capacitor, verified system startup and upon departure, indoor temperature was 83°
