I also treated the drain line. The air filters were clean and had been recently replaced by the tenant. I cleaned the condenser coil. The capacitor on the condenser unit was below value. Options for repair were presented to the homeowner. He chose to have the capacitor replaced today. I replaced the condenser capacitor and function tested the system. The system is operational and was running at the completion of service.
Spoke with the homeowner when I arrived. On system startup the outdoor condenser would make a loud rattling noise but he figured it had something to do with the movers the day prior having the house open the complete day. We went outside to take a look at the unit and I pulled the disconnect. The condenser fan motor began to shake turning off. I installed the disconnect back in and did verify the rattling noise. Will need to install a new condenser fan motor at the outdoor condensing unit to return the unit back to designed operation. I went over repair options with the homeowner and he chose to have the condenser fan motor replaced. I installed a new condenser fan motor, programmed the motor for rotation and speed rating, and cycled on high voltage power. Checked over operations and verified everything was operating within manufacturer specifications for operation. Everything was working at completion of service.
After diagnosing system, I found the critical issue being the torque booster. I visited with the homeowner over the phone about options for repair. He has decided to become our newest maintenance member and have the torque booster replaced today. I replaced the torque booster and cycled both thermostats to verify proper operation. The system is cooling at time of departure.

I went over my findings with the home owner and he chose to replace the capacitor today. I installed a new run capacitor and all new insulated wiring terminals. On arrival, I found that the outdoor fan motor was running, however the compressor was not pumping any refrigerant throughout the refrigerant circuit. I tested the run capacitor and found that it had failed across the HERM terminal. I checked up in the attic and verified the air filter was not dirty and also tested the fresh air damper system as well. I went over my findings with the homeowner and they chose to replace the capacitor. Installed a new run capacitor at the outdoor condenser. Cycled high voltage power and checked over operations. Tested and verified refrigerant was operating at a 13°SH and a 13°SC value. Indoor air temp prior to leaving was around 80° at 80% humidity. I did let them know it would take some time to cool the house down as it has to remove all the heat and humidity from the home. Everything is working at this time.

I went over my findings with the homeowner and they chose to move forward with needed repairs. I installed a new outdoor run capacitor at the outdoor unit. I added in 3# of R-410A refrigerant into system, which allowed for a 15°SH and a 10°SC value to be reached, matching the manufacturer specifications for operation. I function tested the system. Everything is working at this time.

It's been quite a while since I've observed such a customer-centered strong work ethic! And that includes every single person I interacted with every single time--from the phone conversations, the in home estimate, the technical work to the final "customer satisfaction" follow up visit. (By the way, who does that!) Speaking of the follow up visit...I am especially grateful to Ryan! We discussed that I needed more storage space in the attic, and he took time to explain what I needed to do using 2x4s and my plywood pieces. He had to go to the shop to get a stapler gun to better secure part of (?something :0). When he returned he had 2x4s, a circular saw and nail gun. He said if I was okay with it he would create my additional attic storage space. WHAT!!!! He had the pieces cut and installed within about 30 minutes! I was already so happy with everything and everyone, but this put a huge "WOW!!" in my head! So, because of Ryan, I have to add "kindness" and "generosity" to my description of this company and its employees!
