Performed a/c tune-up on a Carrier straight cool system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and washed the outdoor coil. Filter was fairly clean and in good shape. No major issues were found. The system is operational at this time.

I flushed and cleared the condensate drain line using hot water and nitrogen. The blower motor was inspected and found to be free of buildup, with no signs of biological growth. The indoor furnace was inspected and no issues were found. I checked the refrigeration charge and confirmed that it was within specifications. The condenser was thoroughly washed inside and out. The contactor was inspected and found to be operating properly. The condenser fan motor showed signs of overheating After completing the maintenance, I restarted the system. The system started and is operating and cooling at this time.

Installed new heat pump single stage system with air handler. Added new filter base and rebuilt drain line with SS2 safety switch. Added new line filter drier and pressure tested system for extensive leak check. Pulled deep vacuum and weighed in factory charge. Installed new upstairs supply air plenum and reattached all ducting. Function checked the system. The system is running at completion of install.

Performed a/c tune-up on a Lennox straight cool system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and replaced the return air filter. Secured the outdoor compressor wiring and washed the outdoor coil. The system is operational at this time.

Performed a/c tune-up on a Trane heat pump system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and replaced the return air filters with client supplied filters. Washed the outdoor coil and replaced the outdoor high voltage wire nut that was starting to crack.

Service diagnostic found the primary drain line was clogged. This was tripping the water safety switch and causing the outdoor system to shut down. Spoke with the homeowner and he chose to have the drain line serviced today. I cleared and treated the drain line and tested it with 3 gallons of water. Verified water was flowing outside and then I function tested the system. The homeowner was concerned about a noise the outdoor system makes when shutting down. I cycled power a few times and was not able to hear any abnormal noises. The system is operational at this time.

Removed the outdoor fan motor. Installed new fan motor and programmed it to the correct speed. Removed the outdoor starter relay. Installed new starter relay and secured all wiring terminals. Replaced the outdoor capacitor as well at no additional charge to the homeowner. Sprayed the electrical compartment with insecticide residual. Reset power and function tested the system. The system is cooling at completion of service.

Completed the AC cooling check. Performed a complete inspection of the system’s high-voltage and low-voltage electrical wiring and tightened all low-voltage connections as needed. Inspected the blower motor and evaporator coil and found no signs of buildup or biological growth. Flushed the condensate drain line with hot water and used nitrogen to clear and ensure proper drainage. Thoroughly washed the condenser coil from the inside out to remove dirt and debris. Inspected the run capacitor and confirmed it was within manufacturer specifications. The contactor was also inspected and found to be in good condition. Refrigerant pressures were checked and found to be within the manufacturer’s specified operating range. After completing the maintenance, the system was restarted and tested. The system is operating properly and cooling as expected at this time.

AC cool check was completed on a horizontal straight cool system. Drain line was flushed and treated. Outdoor coils were cleaned. Mechanical and electrical components were tested. Refrigerant levels were also checked. I did find the outdoor torque booster well below manufacturers recommended limit. The original contactor to the system is charred and pitted. I did discuss all findings with the homeowner and went over repair options. System was verified on and cooling before departure.

Diagnostics for the system found that the primary condensation drain line was clogged, sending water into the secondary float switch which had killed the power to the heat pump. Homeowner chose to have the drain cleared today. I cleared, flushed, and primed the condensation drain line. After repairs were completed, the system was cycled on to verify proper operation. The system was cooling at completion of service.

I pulled and cleaned the blower wheel and the blower wheel housing. After re-installing the cleaned blower wheel, I function tested the system and the system was running at the completion of service.

Diagnostics found a severe clog in the primary drain, sending water to the float switch and killing power to the system. I also found an extremely dirty evaporator coil and a dirty condensing coil. I did go over all findings with the homeowner over the phone. Today he chose to have his drain cleared and treated. After clearing flushing and treating drain line, I did cycle the system on to verify proper operation. The system is cooling at completion of service.

Performed AC cooling check. Checked the electrical, mechanical, safety, and performance of the system. I cleared the condensation drain line and flow tested the drain with two gallons of water. I also treated the drain line. The air filter was replaced with a client supplied filter. The condenser coil was cleaned. No major issues were found. The system was running at the completion of service.

AC cool check was completed for a horizontal heat pump system. Drain line was flushed and treated. Outdoor coils were cleaned. All mechanical and electrical components were found within manufacturer specifications. I also checked refrigerant levels and found the system to be low on refrigerant. I went over my findings with Gary. He chose to add refrigerant today and have me perform a leak search. Once refrigerant was added a leak search was performed. I was unable to verify a leak at the indoor unit or the outdoor unit. We will check the refrigerant levels again at the winter maintenance. The system was cooling at completion of service.

Secured outdoor compressor wiring to help prevent any electrical rub outs and washed the outdoor coil. Did find the thermostat fan setting set to ON. Recommended leaving it on AUTO to allow the system to remove humidity levels in the home better. No other issues were found. All surge protection devices are working. The system is operational at this time

AC cool check was completed on 2 horizontal straight cool systems. Both drains were flushed and treated. Both outdoor coils were cleaned. All mechanical and electrical components were checked, along with refrigerant levels. No issues were found on the south system. For the system on the north side of the house, I found the indoor torque booster below value. I also found critically low refrigerant. Before departure, I did verify the south side system is on and cooling properly

AC cool check was completed on a vertical heat pump system. Drain line was flushed and treated. Condensing coils were cleaned. All mechanical and electrical components were checked, along with refrigerant levels. I did find the outdoor contactor charred and pitted. I also found the in rush amps to the compressor exceeding manufacturers recommended limit, which does put the compressor windings at risk. The system was cooling at completion of service.

Downstairs system: Installed 4 ton Carrier R-454B heat pump system with electric heat kit. Installed EcoBee pro thermostat. Installed new secondary drain pan. Built and installed new return plenum and extended supply plenum. Sealed all ductwork connections with mastic/hardcast. Rebuilt primary condensation drain and added SS2/SS3 safety switches. Cleared with CO2 and primed trap with water. Insulated primary and secondary drain lines. Pressure tested system with nitrogen and pulled vacuum. Charged AC with R-454B refrigerant. Tested heating and cooling operation of system. Everything is working at completion of installation. Upstairs system: Installed new Carrier 2 ton system. Installed new secondary drain pan. Installed new supply and return plenums. Upsized 2 supply runs. Took one run from the other system and put it on the upstairs system. Installed Ecobee pro thermostat. Rebuilt and insulated primary drain line. Installed SS2 and SS3 safety

Cleared, cleaned, flushed and treated the drain line and washed the outdoor coil. Did find the indoor blower wheel is dirty and rusting out. Also found some rust spots on the secondary drain pan. At the outdoor system, I found the fan motor is leaking lubricant. The outdoor starter relay is getting pitted at the contacts and the compressor has high amp draw on startup. The system is cooling at completion of service.
