Service diagnostic found that the blower motor was constantly running as long as the air handler had power. I isolated the thermostat and the fan continued to run. I also disconnected the G wire and the fan was still running. The motor was not getting any signal voltage to run but was still running. Options for repair were presented to the homeowner. He chose to have the blower motor replaced. I picked up the new motor and returned to the job. I replaced the blower motor and function tested the system. I let the system run until it reached its set temperature and shut down. The blower motor shut down when the system reached the set temperature. The system was running at the completion of service.

Heat check completed on a 2017 vertical gas system. The drain was cleared and treated. Flame sensor was cleaned. I did find a merv 14 air filter being used and recommended to the homeowners to use a merv 8 filter. No major issues were found. The system was heating properly at time of departure.

Performed semiannual maintenance on one gas furnace and one mini split system. Inspected all performance, mechanical and safety systems. Tested and verified everything was operating within manufacturer specifications for operation. We will most likely during the spring visit need to look at doing a blower wheel cleaning on the mini split head unit as it is starting to get some dirt and dust forming on the wheel. Everything is working at this time.

Service diagnostic found that the board for the ICM voltage monitor was burnt and not passing power to the condenser unit. I spoke with Mr. Haffner and he chose to have the ICM protection device replaced. I picked up a new device and returned and replaced the voltage monitor protection device. Adjusted the settings and tested the operation of the system. No other issues were found. The system is operational at this time.

Performed heater tune-up on a Lennox heat pump system for the casita. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line and cleaned the exterior of the air handler. Secured outdoor compressor wiring and washed the outdoor coil. I did find the outdoor starter is pitted at the contacts. The homeowner was concerned about a smell in the casita. He said it seems to worsen when the a/c kicks on. I checked the ductwork and system and didn’t see any signs of rodents in the attic. I did spray some coil cleaner on the evaporator coil to see if it helps. No other issues were found. The system is operational at this time.

Installed 3 ton Carrier R-454b condenser, evap coil and vertical gas furnace. New flue pipe and gas pipe connections for the furnace. Installed new 20x25 filter base. Rebuilt primary drain with new p trap and new insulation. Added SS2 safety switch to secondary drain. Sealed supply plenum with mastic and hardcast. Pressure tested system with nitrogen and pulled vacuum. Cleaned out return chase underneath the furnace. Charged AC with R-454b refrigerant. Tested operation of system. Everything is working at completion of install.

Removed existing return plenums and supply plenum elbow. Built and installed new extended return plenum, increased to full size all the way to the filter. Built and installed new full size supply plenum with elbow, going back to the two trunk lines. Added new supports for the plenums to sit on. Sealed ductwork connections with mastic/hardcast. Cleared primary drain with CO2 and primed trap with water. Tested system operation and static pressure. Everything is working at completion of service.
