Performed heater tune-up. I found that the Reme Halo UV air purifier has failed. I spoke with the customer regarding possible replacement, and they stated it stopped working a few years after the installation and they do not want to replace it. I went ahead and removed the Reme Halo from the supply plenum and sealed everything up. No other major issues found.

Performed heat check. Checked electrical, mechanical, safety, and performance of the system. The drain line was cleared, and flow tested with two gallons of water. The drain line was then treated. Flame sensor was cleaned. No major issues were found, and the system is running at the time of departure.

Installed new Carrier Infinity 4-ton heat pump system. Installed new Infinity UI thermostat. Rebuilt and insulated condensate drain line. Added SS2 safety float switch. Cleared drain line with CO2 and flushed drain with water to ensure proper operation followed by Viper drain treatment. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on copper line set. Replace the condenser pad. Replaced the disconnect and electrical whip and also ran the low voltage in Seal-Tite. Built a transition to the new supply plenum and sealed with a mastic air lock. Installed a new media filter base and put down a new plywood overlay. System is operational.

Heating tune-up on a horizontal gas system completed. I provided and replaced the 4" media filter. I also taped the filter box to prevent further filter bypass. No major issues found.

Performed diagnostic and found that the drain has clogged where the primary drain pan connects to the primary drain line. Water then backed into the safety switch and shut off the outdoor unit. I presented my findings to the homeowner, and she chose to have the drain issue taken care of today. I cleared the drain and tested it with two gallons of water. I also wiped down the interior of the air handler since there were small amounts of microbial growth. I then treated the drain and cycled power. I continued my inspection and found the wiring at the compressor was rubbing on the copper line and outdoor condenser fan motor is showing signs of overheating. I secured the wiring at no additional charge.

Performed semiannual maintenance on one gas, two zone system. Inspected all Performance, Mechanical and Safety systems. Tested and verified that both zone dampers opened and closed with each call from the zone thermostats on the upstairs and downstairs area. Adjusted fuel pressure of furnace to ensure 100% heating capacity. Checked over and verified all mechanical components were operating within manufacture’s specifications for operation. Everything is working at this time.

The drain line was then treated. The blower wheel is clean, and the blower motor capacitor is within value. The wiring is tight and in good condition. The hot surface igniter is in good condition and the flame sensor was cleaned. I did find that the system has a static pressure of .9 which is higher than the .8 max listed on the data plate. No other major issues found, and the system is running at the time of departure.

Performed heater tune-up on a vertical gas system. Cleared and treated the drain. Checked all performance of the system. I did find that the inducer motor is overamping slightly and will need to be monitored. No other major issues found.

Performed semiannual maintenance on one straight electric AC cooling unit. Inspected all Performance, Mechanical and Safety Systems. Tested and verified all mechanical components were operating within manufacture’s specifications for operation. Flushed and treated the primary condensation drain line that runs out next to the outdoor unit. Reset filter and service reminder on the Ecobee thermostat. Everything is working at this time.
