Job Locations and Reviews
I arrived to find the master bedroom thermostat calling for cooling but not running. I reset the breaker and performed a 3-system cooling maintenance. I made sure to rinse all of the outdoor units and cleared all of the drains. I discovered that both of the 1.5-ton outdoor units have oil leaking from the condenser fan motors. Also, the disconnect for the main outdoor unit is broken so it’s no longer protected from the elements. I brought this to the attention of the homeowner and made him a few options. Systems are in working order at completion of appointment.
Removed case coil and installed new coil. Installed new filter dryer. Rebuilt primary drain line. Cleared drain and verified operation. Pressure tested and pulled a vacuum on the line set. Weighed in refrigerant to meet manufacturer specifications. Verified temp split and everything is working at this time.
Whole-Home Air Exchanger Installation: Installed a whole-home air exchanger to improve indoor air quality by introducing fresh air and ensuring continuous ventilation.
Ductless Mini Split Repair: Replaced a malfunctioning fan blade in a ductless mini-split system to eliminate noise and improve performance.
AC UV-C Light Installation: Installed a UV-C light system in the AC to eliminate airborne contaminants and enhance air purification.
AC System Maintenance: Conducting a comprehensive AC maintenance service, I prioritized the meticulous cleaning of the evaporator coil. Additionally, I inspected and straightened coil fins, cleared condensate drains to prevent blockages, ensured the integrity of the refrigerant line, and verified and tightened all electrical connections. This thorough approach guarantees optimal heat exchange efficiency, efficient airflow, smooth drainage, proper refrigerant circulation, and secure electrical components for the AC system's peak performance during the warmer months.
I checked over the system and discovered the following: the drain line is clogged, the condenser fan motor is leaking oil, and the contactor is pitted. I brought all of this to the attention of the homeowners and made them a few options. They elected to move forward with my top option. Details are below: “Includes clearing of the drain, replacement of the condenser fan motor, and replacement of the contactor under parts warranty.” I cleared the drain and treated it as well. I followed it up with two gallons of water. I then replaced the condenser fan motor and the contactor. I tested the system and everything came on and ran properly. System is in working order at completion of appointment.

Performed cooling maintenance on two heat pump systems. Checked all electrical, mechanical and performance of both systems. Cleared and treated both drain lines and washed both outdoor coils. I did find that both water safety switches on the main system have failed. I also found ants around the condenser starter for the second system. No other major issues were found.
Installed new cased coil in closet up-flow system. Removed filter dryer from outside and installed it near the coil. Rebuilt drain line and verified condensate pump is working properly. Pulled vacuum and weighed in refrigerant per data specs. Everything operating at this time.
I spoke to homeowner about her options to get the system repaired. She elected to move forward with the option detailed below: “Includes replacement of the capacitor as well as the contactor.” I got straight to work and replaced those components. System is working to the best of its ability at this time.

I patched the leak on the liquid line. I then pressure tested the system and also pulled a triple evacuation down to sub 500 microns. The system passed the decay test as well. I charged the system to spec with refrigerant. System is in working order at completion of appointment
