Job Locations and Reviews
On arrival the homeowner stated she would shut her thermostat off, and the outdoor unit would continue to run. I cycled power at the thermostat and found that there is a continuous 24 v signal outside even when the thermostat is off. I removed the thermostat from the wall and jumped R, G and Y and everything came on. I then removed my jumper, and everything shut off like it should have. After running my tests, I found that the thermostat has failed. I presented my findings to the homeowner, as well as repair options. She chose to have an Ecobee Pro thermostat installed today. I replaced the thermostat and cycled power. The system is operational at this time.
Performed cooling maintenance on a heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. Filters were replaced. I found that the compressor wiring was rubbing on the copper lines so I secured it to prevent a rub out. I also found that the blower wheel and evaporator coil have mildew growth on them. There is no water safety switch on the secondary drain line. No other major issues found.
Attic Insulation Installation: Upgraded attic insulation to prevent heat loss, improve energy efficiency, and enhance indoor comfort.
On arrival the homeowner stated that her system was not keeping the set temperature on the thermostat. I performed the diagnostic on the system and found that the outdoor capacitor has failed on the fan side. I presented my findings to the homeowner and provided repair options. She chose to have the outdoor capacitor replaced. I replaced the capacitor and cycled power at the thermostat. The system is now working with 6 degrees of subcool and a 16-degree temperature split.
On arrival the homeowner stated that he had a company come out because his system was overcharged with refrigerant and the heat strips were running with the A/C. The customer also stated that since they made the repairs, the system was not keeping up the set temperature at the thermostat. I confirmed the heat strips were no longer running with the AC. I did find some dirt on the indoor coil and blower wheel. I also found that the system was now undercharged with refrigerant. I added 1lb 6 oz of refrigerant and checked the system again. The system is now working with 8 degrees of subcool and a 15-degree temperature split. I performed a leak search on the system and was unable to find a leak at this time.
Performed cooling maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain, washed the condensate pump and the outdoor coil. No major issues were found, and the system is operational at this time.
On arrival, I set the thermostat to COOL mode and went outside. I found that the compressor and condenser fan motor were not running. I removed the electrical panel to find that the run capacitor was swollen up. Tested it to verify it had failed across both the HERM and FAN terminals. Installed a new run capacitor and reset power to system. Tested and verified the AC system was running within manufacture’s specifications for operation. The system had an 18° delta between return and supply plenums. Everything is working at this time.
Service diagnostic found that the capacitor on the condenser unit has failed. I also found that the condenser fan motor is showing signs of overheating and there is mold forming in the air handler. Options for repairs were presented to the customer, and he chose to have the capacitor replaced today. I replaced the capacitor and function checked the system. The system is now operating normally.
Cool check completed on a horizontal heat pump inverter system. The air filter was changed out and the reminder on the thermostat was reset. The drain line was cleared and treated. No float switch was found and I recommended we install one. The evaporator coil and blower motor are both clean. The outdoor coils were cleaned. Delta T was checked and in range. I did find that the condenser fan motor is showing signs of overheating. No other major issues found. The thermostat cycled before leaving to verify proper operation.
Replaced the garage ductless system with a new Carrier ductless system. Mounted inside wall unit to the wall. Ran new line set and new control wiring. Sealed up penetration hole with spray foam. Pressure tested and pulled a vacuum on the copper line set. Secured condenser to the pad. Tested system in all modes and the system is working properly at this time.
Performed cooling maintenance on a straight cool system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. I found that there is no water safety switch on the secondary drain line and the blower capacitor is below value. I presented my findings to the homeowner, and she chose to have the capacitor replaced and a water safety switch installed. I installed the capacitors and mounted them on the blower housing due to the design of the system. I then installed a water safety switch on the secondary drain line. I cycled power at the thermostat, and the system is operational at this time.
Replaced upstairs secondary drain pan underneath the Lennox air handler. Replaced foam blocks and rebuilt primary drain line. Cleared line with CO2, treated it, and then installed new float switches. Performed a cleaning on the ductless system above the garage. Removed blower wheel and cleaned evaporator coil. Reassembled the head unit after cleaning was completed. Vacuumed out the drain line from the outside. Everything is working at this time.
Cool check completed on an 11-year-old up-flow heat pump system. The indoor unit is clean. The drain line was cleared and treated. The float switch was checked and is operational. The outdoor coil was cleaned. I did find that the capacitor is near failure. Amp draws and all other electrical components within manufacture specs. Refrigerant level within range. Presented my findings to the homeowner and they have decided to move forward with replacement of the failing capacitor. I completed the repair and cycled the thermostat. The system is operational at this time.
I arrived at the home to find the upstairs system on and running and the downstairs system off. I started my check over both systems. I arrived to find the master bedroom thermostat calling for cooling but not running. I reset the breaker and performed a 3-system cooling maintenance. I made sure to rinse all of the outdoor units and cleared all of the drains. I discovered that both of the 1.5-ton outdoor units have oil leaking from the condenser fan motors. Also, the disconnect for the main outdoor unit is broken so it’s no longer protected from the elements. I brought this to the attention of the homeowner and made him a few options. Systems are in working order at completion of appointment.
