The outdoor coil was washed, and filters were replaced with customer supplied filters. No other major issues were found, and the system is operational at this time.

Ran and insulated new drain line that drains by condenser. Replaced secondary drain pan. Installed SS2 and SS3 safety float switches. Installed disconnect upstairs. Pressure tested and pulled a vacuum on the line set. Ran high voltage and low voltage wire in new Seal-Tite. Removed old concrete slab and replaced with a new plastic pad. Performed cooling maintenance on a heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. I found that one of the filters is the incorrect size for the Honeywell filter cabinet. I recommended that the homeowner buy Honeywell brand filters to prevent any air bypass. No other major issues were found, and the system is operational at this time.
Cool check completed on a horizontal gas system. The drain line was cleared and treated. The float switch was checked and is working properly. Condenser coils clean and all electrical within manufacture specs. Refrigerant charge is also within manufacturer specifications. The homeowner expressed concerns about the rise in humidity in the house since April. The thermostat did indicate 77% humidity when I was there today. After a thorough investigation I found that the fresh air damper was stuck open allowing a constant stream of outdoor air through the system. At the customers’ request I shut down the fresh air damper and manually closed the damper. No other major issues found.
Arrived to diagnose issues with the AC unit not cooling. Started inside to verify airflow. Changed out air filters for the customer. Found the auxiliary drain pan with significant rust. Went outside to examine the condenser and found the condenser fan motor blades locked indicating bad bearings. Presented two estimates to homeowner and he chose to only address condenser fan motor at this time. Completed replacement of condenser fan motor and cycled system to verify that system is cooling at this time. Also replaced the breaker for the condenser we installed last year.

Installed new 2-ton Carrier gas system. Rebuilt and insulated condensate drain line. Added SS2 safety float switch. Cleared drain line with CO2 and ran 3 gallons of water down the drain to insure proper operation. Then followed this with Viper drain treatment. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on copper line set. Replace the condenser pad. Ran the low voltage in Seal-Tite. Built a transition to existing supply plenum and sealed with a mastic airlock. Charged system to factory spec and performed a benchmark. The system is working properly at time of departure.
Performed cooling maintenance on a straight cool system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. I found the blower motor capacitor is below value, the blower wheel is dirty and the customer would like an estimate for installing Seal-Tite on the low voltage thermostat wiring at the outdoor condenser. No other major issues were found. Customer chose to have the blower motor capacitor replaced at this time. I replaced the capacitor and cycled power at the thermostat. The system is operational at this time.

Customer stated that the temperature is unable to reach setpoint on thermostat. I first checked the air filters to ensure they were clean and changed out. I then went into the attic to verify there were no obvious air restrictions. Continued my diagnostic outside to check refrigerant levels and found the unit to be low on R-410A. Spoke with the customer to get approval to conduct a leak search and they agreed. After performing a leak search, I was able to find a leak in the evaporator coil. I presented options to add refrigerant as well as replace the evaporator coil. The customer agreed to have us add refrigerant. I added refrigerant today to get the system back to factory specifications. The system is currently cooling.
Replaced the two mini split head evaporator coils. While the systems were apart, we cleaned them with Blackhawk cleaner. Once the units were fully cleaned and put back together with the new coils, we reattached them to the wall. Reconnected the flare fittings and pressure tested with dry nitrogen. After that, we pulled a vacuum on the system and weighed in the factory charge. Cleared and treated both drain lines and allowed the units to run long enough to start seeing condensation flow from the drain line. Both systems are up and functioning properly.
