Performed heating maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. I found that the blower wheel is covered in microbial growth. I presented my findings to the homeowner, and he chose to have the blower wheel replaced at this time. I replaced the blower wheel and cycled power at the thermostat. No other major issues were found, and the system is operational at this time.

Downstairs HVAC System: On arrival, I spoke with the homeowner who stated that they came back home from out of town and found the downstairs thermostat temperature lower than the setpoint. I inspected the indoor straight electric air handler and found that one of the heating circuits has failed causing the system to deliver below value heating capacity. Recommended replacement of the indoor heat kit to return system back to full heating capacity. Presented repair options to the homeowner and we have decided to move forward with replacement of the indoor heat kit. New heat kit was installed. Heating was function checked and the system is operational.
Performed heat check on a Carrier gas furnace. Checked electrical, mechanical, safety, and performance of the system. No major issues were found. Air filters are clean. Flame sensor was cleaned and is in good condition. Drain line was cleared and treated. Condenser coil clean. Electrical disconnects confirmed in and on. System was running at the time of departure. See attached checklist for full tune-up details.
On arrival, I found the indoor blower motor had failed which caused the furnace limit switch to trip. Removed the failed motor and installed a new blower motor. Programmed motor for optimal airflow across heat exchanger and coil. Also changed out two 18x30x1 filters. The homeowner did not have enough new filters so there is one additional filter needed for the master bedroom. I did inform the homeowner of the dirty filter and recommended that they change the filters at a minimum of every 60 days to ensure maximum airflow across the HVAC system. Everything is working at this time.
Installed 3.5-ton Carrier gas system. Ran new 18/10 wire to the thermostat and installed Ecobee pro. Installed new plenum with turning vanes and return air plenum; sealed with mastic air lock. Replaced secondary drain pan. Rebuilt and insulated condensate drain line and installed SS2 and SS3 safety float switches. Pressure tested line set with nitrogen and pulled a vacuum on the line set. Replaced disconnect and whip at the outdoor system. Reinsulated the suction line and ran low voltage in 1/2” Seal-Tite. Replaced all supply grilles throughout the house. Verified system operation and charged system to manufacturer’s specifications. Everything is operational at this time.

I arrived to find the system on and operating. I made sure to pull and clean the flame sensor before getting to work. I performed a heating check over the system and discovered the following: the inducer motor was over amping and had noisy bearings and the igniter was showing pitting and wear. I brought all of this to the attention of the homeowners and provided them with a few solutions. They elected to renew their maintenance agreement and also replace the inducer assembly and igniter. I went over and gathered up the parts and returned to do the work. I replaced the inducer assembly and motor and also replaced the igniter. I tested the system in heating to make sure everything was coming on properly. System is in working order at completion of appointment.

I performed a full evaluation over the heating side of the system and determined the following: the compressor is pulling above LRA on startup, the contactor is pitted and charred, the heat kit has failed, and their maintenance plan was up for renewal. I brought all of this to the attention of the homeowners and provided them with a few solutions. They elected to have the contactor and the heat kit replaced and also renew their maintenance agreement. They decided to forgo the soft start for now. I collected payment for the work and replaced the contactor. I then tested it to make sure it was functioning properly. I was able to go to the distributor and get a new set of heat strips. I returned and replaced them as well. I had to partially disassemble the air handler in order to get the strips replaced as the work area is a bit tight. I tested the strips after, and everything came on properly. I also adjusted the airflow of the heat strips up by one step. System is in working
