Job Locations and Reviews
Autumn AC System Maintenance: I arrived at the client's residence, fully equipped to commence a meticulous AC system maintenance service tailored for the season. My comprehensive checklist included a range of tasks designed to ensure the system's optimal performance. These tasks encompassed a thorough inspection and cleaning of air filters, a detailed review of thermostat settings, a close examination of electrical connections, the precise lubrication of moving parts, a thorough cleaning of both the condenser and evaporator coils, meticulous testing of refrigerant levels, and a comprehensive assessment of the overall system efficiency. Every aspect of the client's AC system underwent rigorous scrutiny, guaranteeing not only impeccable operation but also its readiness to deliver peak cooling performance throughout the upcoming season.
Performed diagnostic. I found that the outdoor capacitor has failed on the fan side causing the compressor to overheat. I also found that the condenser fan motor is showing signs of overheating. I presented options for repair, and he chose to have both components replaced. I installed the new motor and capacitor and cycled power. System is working at this time.
Performed heater tune-up. Drain cleared and treated. No major issues found.
Replaced system evaporator coil and filter dryer. Rebuilt primary drain, added SS2 safety float switch (wired into existing SS3 safety float switch). Cleared and verified drain operation. Pressure tested system and pulled a vacuum. Charged system to factory specifications and verified system operation.
Performed service diagnostic. Diagnostic found that the capacitor on the condenser unit has failed. Options for repair were presented to the homeowner and they chose to have the capacitor replaced today. Capacitor was replaced and the system was function checked. System was running at the time of departure.
Performed complete HVAC system inspection.
Performed diagnostic. I found that the thermostat has failed and is not sending a call for cooling. I jumped R, G, and Y at the thermostat, and everything came on. I also informed the homeowner that their outdoor condenser fan motor is showing signs of overheating. I presented repair options, and he chose to just have the thermostat replaced today. I installed the new thermostat and cycled power. Everything is now on and working at this time.
Installed new 3.5-ton Carrier Straight Electric system. Installed new Ecobee thermostat. Installed new extended supply and return air plenums and sealed with mastic air lock. Replaced secondary drain pan. Added SS2 and SS3 safety float switches. Rebuilt and insulated condensate drain. Ran wire in a new whip at outdoor system. Installed a new liquid line filter dryer, pressure tested system with dry nitrogen and pulled a vacuum on the copper line set. Charged system to factory specifications. System is working properly at time of departure.
Performed diagnostic. I found that the outdoor capacitor has failed on the herm side. I also informed the customer that the fins at the condenser are in rough shape and are restricting airflow. Lastly the system is low on refrigerant (R-22), the evaporator coil also has rust spots and a leak check was performed, but no refrigerant leak was found. I presented options to repair and the homeowner chose to just have the capacitor replaced. I replaced the capacitor and cycled power. System is on and working at this time.
Air Conditioning Maintenance Service: During a residential air conditioning maintenance visit, I carefully inspected the client's AC system to ensure optimal performance and longevity. I began by cleaning the condenser and evaporator coils to remove dirt and debris, enhancing the system's efficiency. Next, I checked and replaced the air filters as needed, improving indoor air quality and preventing strain on the unit. I also lubricated moving parts and tightened electrical connections, reducing the risk of breakdowns and increasing energy efficiency. Finally, I calibrated the thermostat for accurate temperature control, ensuring the client's home remained comfortable throughout the changing seasons. This comprehensive maintenance service not only prolongs the life of the AC system but also lowers energy costs and provides peace of mind to the homeowner.
Performed diagnostic. I found that the outdoor condenser fan motor has failed and was causing the compressor to overheat. I cooled off the compressor with a water hose and replaced the fan motor. I ran the system for 20 minutes and no other major issues were found. System is on and working at this time.
Performed service diagnostic. Diagnostic found that the condenser capacitor has failed. Options for repair were presented to the customer and they chose to have the capacitor replaced today. Capacitor was replaced and the system was function checked. System was running at the time of departure.
Installed dual zone treatment UV-C Stage 3 Breathe Easy system. Sealed up coil panel with air lock sealant. Verified system was operating per design. Everything is working at this time.
Performed diagnostic I found that the master bedroom system (2-ton R-410A) is low on refrigerant. I also found that the main system (5-ton R-22) has a condenser fan motor showing signs of overheating and the refrigerant are also slightly low. I presented my findings to the customer, and he chose to have refrigerant added to the master bedroom system today. I added 2 pounds of refrigerant to the system and both systems are on and working at this time.
Performed service diagnostic. Diagnostic found that the condenser coil was dirty which was preventing proper airflow across the coil and reducing the cooling capacity of the system. Options for repair were presented to the customer and they chose to have the condenser coil cleaned today. Condenser coil was cleaned and the system was function checked. System was running at the time of departure.
On arrival, I inspected the outdoor heat pump system. I noticed refrigerant levels were slightly lower than design specs. I added in 2# of R-410A refrigerant and then measured the temperature difference across the air handler. Achieved a Δ20° between return plenum and supply plenum. Verified refrigerant levels stabilized achieving a 12°SH and a 10°SC. Everything is working at this time.
On arrival, I tested the cooling system and inspected refrigerant levels. Did find the refrigerant to be lower than manufactures guidelines for operation. System requires an 8° subcooling per the charging chart, while the actual subcooling is 1°. Suction line temperature is running higher than normal as well indicating a system low on refrigerant charge. I used my electronic leak detector and inspected the indoor coil for any leaks. I was unable to locate any refrigerant leaks present at this time. Recommended recharging system back to factory specifications to return system to 100% cooling capacity. Added 2# of R-410A refrigerant into the system. Allowed system pressure to stabilize, verified system was operating with a 10°SH and a 8°SC per manufacturer specifications for operation. Also, while on-site, I changed the homeowner supplied air filters. Everything is working at this time.
Fixed the part of the drain the was leaking and then did a cleaning on all of the mini split’s coils. Turned everything back on and they were all working correctly.
A/C System Maintenance: At the client's request, we conducted a comprehensive maintenance service for their A/C system. Our skilled technician arrived and performed a thorough inspection of the entire system. We cleaned the condenser and evaporator coils to ensure optimal heat exchange efficiency. Additionally, we checked refrigerant levels to guarantee proper cooling performance. The condensate drain line was cleared, preventing potential water damage. To ensure uninterrupted airflow, we replaced the air filters in the home. With these steps, the client's A/C system is now primed for efficient operation, delivering reliable cooling comfort throughout the season.
