  1. They offer the best solutions for your problem. No matter what problem you are having with your air conditioning system they need to have the best and most efficient solution. They should first listen to your needs and explain how they are going to fix it.

Performed diagnostic. I found that the outdoor capacitor has failed, and the condenser fan motor is showing signs of overheating. I presented options to repair and the homeowner chose to have both the capacitor and motor replaced. Both components replaced and the system was tested. After I ran the system for 15 minutes, I noticed that the system is slightly overcharged, and it might not cool the house down to the desired temperature. I presented my findings to the homeowner, and she will monitor it and let us know if there are any further issues.

On arrival I spoke with Mr. Thomas and he said that he turned off the breaker to the furnace when he noticed the system was not cooling the home properly. I inspected all Performance, Mechanical and Safety Systems. Found that the outdoor run capacitor has failed below value, resulting in the outdoor compressor not being able to turn on and pump refrigerant. I installed a new run capacitor and reset the cooling system. Turned on all three zone thermostats to cooling mode and tested system. Was able to verify system had a Δ19°F between the return and supply air ducting. I did note that the outdoor fan motor to be severely overheated and running at max rating amp draw. The fan motor is operational, however I do recommend replacement of the fan motor to ensure proper cooling capacity of the HVAC system. I did inform Mr. Thomas that the system would continue to run for the majority of the day and well into the night to cool the home. The temperature upstairs was 90° and downstairs was

I inspected the refrigerant system and found the system to be low on R-410A refrigerant. I used my electronic leak detector and inspected the system for leaks. I was unable to locate any leaks on the system. I suspect the system was never properly charged back up to factory specifications after the compressor was changed out. I did contact Ruud and verified that the compressor was replaced with the correct size compressor for the unit. Recommended recharging system back to factory specifications to allow for 100% cooling capacity. Added in 3# of R-410A into system. Verified system had an 8°SC and a 10°SH. Inspected supply air temperature of system and noted temperature of 61°F. Everything is working at this time.

A/C Maintenance. In accordance with our scheduled maintenance program, one of our loyal clients was ready for their routine seasonal AC maintenance. With the aim of guaranteeing optimal performance throughout the remainder of the scorching summer months, I embarked on a comprehensive and systematic procedure. The process kicked off with a meticulous cleaning regimen for both the evaporator and condenser coils, effectively eliminating any debris buildup that might hinder the efficient exchange of heat. Subsequently, I meticulously examined refrigerant levels, meticulously aligning them with the manufacturer's stipulations to ensure cooling efficiency. The final touch involved a precision calibration of the thermostat to fine-tune temperature control. The culmination of these exacting steps resulted in the restoration of the client's AC system to its prime state, promising a comfortably cool indoor environment.

A/C Maintenance. A residential property's AC unit was experiencing reduced airflow, leading to inadequate cooling. To rectify the issue and restore optimal performance, I conducted a thorough inspection. During the inspection, I discovered a clogged air filter that was restricting airflow and a partially blocked duct that was exacerbating the problem. I promptly cleaned and replaced the air filter, and I removed the obstruction from the duct. I also took the opportunity to educate the tenant about the importance of regular filter maintenance to prevent future issues. With these interventions, the AC unit regained its efficiency, providing consistent and effective cooling.

On arrival, I found the inverter system not fully charged on refrigerant. I accessed the UI controller service menu and found that the installation refrigerant charge settings were incorrect. I measured the line set length of 36’ with a 7/8” diameter vapor line. I inputted the correct measurements and found that the system was never fully charged to system specifications. The UI controller required an 18.1°SC, but system charge was at 2-3°SC after stabilization. I presented my findings to the homeowner, and they chose to have refrigerant added today.
