Performed a/c tune-up on an American Standard heat pump system. Checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line. Diagnosed a failed blower motor. Motor had 24v and 130v going to it but it failed to start. Bearings feel locked up on the motor and it was pulling very low amps. Joshua chose to have the motor replaced. I removed the old one and cleaned the housing and wheel for him as well while it was apart. I then installed the new motor and function tested the system. The system is operational at the completion of the service.

The condensate pump and drain had a blockage in them. I went over my findings with the homeowner and based on the age of the pump, they decided to replace the pump rather than clean it. The new pump has been installed and tested. The system is working at the completion of the service.
Service diagnostic found the blower motor relay was backfeeding over 100 volts into the low voltage side of the system. This was preventing the blower motor from kicking on when the a/c would turn on. I did also notice the air handler breakers would sometimes not pass power through when being reset. Also informed the homeowner there could be other low voltage components that could go out in the future but are still working at this time. At the outdoor system I found the outdoor contactor and fan motor are showing wear and tear. Spoke with the homeowner and he chose to have the blower motor relay replaced. I replaced the relay and reset the air handler breakers. The system is operational at this time.

Upsized both guest bedrooms and added 12x12 RAFG in them for added return. Function checked the system. Everything is running at completion of install
AC cool check completed on a straight cool system. Drain was flushed and treated. Outdoor coils were cleaned. All mechanical and electrical components were checked. A leak search for refrigerant was also performed. I did find the outdoor torque booster below manufacturer specifications. The contactor is charred and needing to be replaced. The in rush amps to the compressor are exceeding manufactures recommended limitations. No other issues were found. Thermostats were reset and the system is cooling at time of departure.
