Performed AC cool check. Checked the electrical, mechanical safety, and performance of the system. I cleared the condensation drain line and flow tested the drain with two gallons of water. Downstairs system : Installed 3.5 ton R-454B condenser and evaporator coil. Installed Carrier gas furnace with new gas pipe and flue pipe connections. Installed new secondary drain pan. Rebuilt primary drain with SS2 and SS3 safety switches. Built and installed new return plenum and extended supply plenum. Removed master bedroom duct from triangle and spliced into home run into supply plenum. Attached all existing flex duct to new plenums. Sealed all connections with mastic/hardcast. Installed new disconnect and wiring for the condenser. Leveled on new pad. Pressure tested system with nitrogen and pulled vacuum. Cleared primary drain with CO2 and primed trap with water. Charged AC with R-454B refrigerant. Tested heating and cooling operation. Everything is working at completion of install.

Completed AC cool check on two systems. Both drain lines have been flushed and treated. Both condenser coils have been cleaned. I found the upstairs outdoor torque booster out of manufacturer specs. I went over my findings and presented repair options to the homeowner and he decided to move forward with replacement of torque booster today. I replaced the torque booster and function checked the system. No other major issues were found. Both systems are cooling at completion of service.

Service diagnostic found the primary drain line was clogged on the upstairs system. This tripped the water safety switch and shut off the outdoor system. Repair options were presented to the homeowner and he chose to have the drain line cleared at this time. I cleaned, cleared and treated the drain line. The system is operational at this time.

I spoke with the homeowner and she chose to have the drain line serviced at this time. I cleared, cleaned, flushed and treated the drain line and verified it is draining outside. I also secured the compressor wiring and washed the outdoor coil. I did find the indoor coil is rusted but there are no refrigerant leaks. No other issues were found. Pressure tested system with nitrogen and pulled vacuum. Charged system with R-454B refrigerant. Adjusted gas pressure at the valve for propane. Tested heating and cooling operation. Everything is working at completion of install.

The supply plenum is not sealed. The blower wheel and furnace system are dirty. There is also no water safety switch on the system. I went over my findings and presented repair options to the homeowner. She chose to have the drain line serviced at this time. I cleaned, flushed and treated the drain line and secured the furnace light switch. I then function tested the system. The system is operational at completion of service.

On arrival, I spoke with the homeowner about her AC system. She told me it is the original 1998 system from when the home was built and wanted to get it checked out prior to the summer time. Performed maintenance on one straight cool AC system. Inspected all performance, mechanical and safety systems. I found refrigerant levels to still be within range. I washed the outdoor condenser coil out to remove all the dirt/dust build up inside the fins. After doing so the refrigerant head pressure decreased back into the optimal range for operation. I find that the condenser fan motor is failing. Bearings inside the motor are running dry and not allowing for smooth fan blade rotation. The amp draw is still within manufacturer range. The outdoor contactor does show signs of pitting as well. Flushed and treated the primary drain line to ensure proper condensate drainage. Everything is working at this time.
