Performed semiannual tune-up on a Trane straight cooling system and checked the electrical, mechanical and performance systems of the unit. Cleared, cleaned, flushed and treated the drain line. Cleaned the exterior of the furnace and washed the outdoor coil. I replaced the high voltage wire nuts with a Wago wire connector. No major issues were found. The system is operational at this time.
AC cool check for one upflow Carrier unit completed. I found the contactor showing signs of charring and pitting No other major issues found. The system is cooling properly at this time.
AC cool check completed on one 11 year-old horizontal Trane system. All electrical and mechanical are within manufacturer specifications. The drain line has been flushed and the coils are clean. No major issues were found. The system is cooling properly at this time.
Installed new extended supply plenum for vertical air handler. Installed all new buckets and supply registers, upsizing where needed. Installed all new flex duct, sized to match new buckets. Sealed all connections with mastic/Hardcast. Cleaned out return chase and installed new return grill. Cut in new 24x12" return and installed filter grill in master bedroom. Cleared primary condensation drain with CO2 and tested with water. Tested heating and cooling operation. All is working at this time.
On arrival I spoke with the homeowner, he informed his upstairs system was not cooling. As I was doing my diagnostics on the system the outdoor compressor overheated and shut off. I ran water on it for 30 minutes until it cooled off. I then continued diagnostics and found that the metering device has failed and is restricting refrigerant to the compressor. I also found a dirty blower wheel and the drain line has a partial clog. I spoke with the homeowners about repair options and they chose to move forward with repairs. Replaced the metering device. Pulled and cleaned the blower wheel and housing for the upstairs system. Re built the primary drain line on the upstairs system and verified it is leak free. Cleared, treated and primed both drain lines.
Installed Carrier R-454B horizontal air handler and heat pump condenser. Installed new disconnect for outdoor unit. Installed Ecobee pro thermostat. Installed new secondary drain pan. Rebuilt and insulated primary condensation drain with SS2 and SS3 safety switches. Cleared primary drain with CO2, primed trap with water. Pressure tested system with nitrogen and pulled vacuum. Charged AC system with R-454B. Installed 30 amp GE breaker for outdoor unit.
Performed AC cool check on two systems and checked the electrical, mechanical, safety, and performance of the systems. I cleared the drain lines and flow tested the drains with two gallons of water. Air filters are clean and have been recently replaced. The Reme Halo air purifier on the main house system has failed. No major issues found. The systems were running at the completion of service.
Performed semiannual maintenance on one mini split system at the pool house and inspected all performance, mechanical and safety systems. I removed all the dirt and dust build-up from the drain pan of the heat pump, washed the outdoor condensing coils and tightened all electrical lugs. Everything is working at this time.
Two system AC cool check completed on one horizontal heat pump and one mini split. Both units have been cleaned and drain lines have been cleared. All mechanical and electrical are within manufacturer specs. No major issues were found. Both systems are cooling properly at this time.
Performed AC cool check and checked the electrical, mechanical, safety, and performance of the system. I cleared the drain line and flow tested the drain with two gallons of water. I also treated the drain line. The air filter was replaced with a client supplied filter. Condenser coil was cleaned. No major issues were found. The system was running at the completion of service.
Performed diagnostic on a carrier heat pump system. I found that the primary drain line was clogged. It was time for the A/C tune-up so I cleared, flushed, and treated the drain line at no extra cost. I then performed an A/C tune-up on the system and checked the electrical, mechanical and performance systems of the unit. Secured the compressor wiring and washed the outdoor coil. I did find the outdoor starter is pitted at the contacts and the condenser fan motor is leaking oil. No other issues were found. The system is operational at this time.
Performed semiannual maintenance on one AC cooling system and inspected all performance, mechanical and safety systems. Homeowner mentioned he’s been having some drain issues. I found that while the system was running, the water safety switch was being tripped and shutting down the unit. I went up into the attic and removed the coil panel to find the internal drain pan filled with water due to the slope of the drain going back into the evaporator coil. I secured the p trap down to ensure the proper slope for drainage. I cleaned and cleared the emergency water safety switch and reset the system. Everything is working at this time.
Performed semiannual maintenance on one heat pump cooling system and inspected all performance, mechanical, and safety systems. I found that the indoor blower assembly is extremely dirty and that the outdoor condenser fan motor is running outside the rated amp draw rating. I cleaned and cleared the primary drain line and added a drain treatment into the primary internal coil drain pan, as this system is prone to have drain issues during the summer months. Tested and verified everything was operating within manufacture specifications for operation. Refrigerant level is currently good. Everything is working at this time.
Replaced both return and supply plenums on existing gas furnace. Installed new 20x25” AprilAire cabinet. Shifted furnace down to make field transition between coil. Extend onto flu pipe and reconnected gas line. Verified system operation and set correct airflow. Everything is working at this time.
Performed semiannual maintenance on one Trane cooling system and inspected all performance, mechanical, and safety systems. I found the high voltage wiring at the electrical disconnect was extremely loose. I tightened down electrical lugs to 45in-lbs set by the manufacturer. Cleaned and cleared the primary drain line, cleaned and washed the outdoor condensing coil, and verified operation of all systems. While onsite, I looked over the ducting we installed in 2023, and made sure all ducting was still properly hung and sealed up, with no air leaks. Everything is working at this time.
Performed a single system AC check and inspected all performance, mechanical, and safety systems. I did find improper airflow moving across the evaporator coil, causing the system to run below freezing. I increased the blower fan speed which has resolved the issue. No other major issues were found at this time. The system is cooling properly at time of departure.
Performed AC cool check and checked electrical, mechanical, safety, and performance of the system. I cleared and treated the drain line and flow tested the drain with two gallons of water. The air filter was clean and had been replaced by the customer. No major issues were found. The system was running at the completion of service.
Performed semiannual maintenance on one gas furnace/AC system. Inspected all performance, mechanical, and safety systems. I found that the system was low on R-410A refrigerant, with a sub cooling value below 1° and a required sub cooling value of 7°. While inspecting the indoor furnace I found that the static pressure was running at 1.2inWC, and the furnace rated for .50inWC. The high static pressure is causing extra wear and tear on the blower motor. Ducting improvements on the return and supply ducting would help bring down the static pressure of the system. Flushed and treated the primary drain line and verified system cycled back on. Added 4# of R-410A into system, got system to a 7°SC and a 7°SH. Everything is working at this time.
On arrival I spoke with the homeowner, and he mentioned his Nest thermostat would not turn on the AC and would display an error code. I went through the outdoor unit and found that the contactor relay had shorted out. I installed a new relay, new wiring terminal connections and reset power to the system. Checked and verified operation. Homeowner also mentioned his front room was not getting as cold as it should, I found and verified the 7” duct was getting 120cfm as designed. Did discuss upsizing the ducting which would help with airflow. Everything is working at this time.
Installed R-454B vertical Carrier heat pump system/air handler. Installed new supply plenum, sealed all connections with mastic and hardcast. Installed new plywood overlay. Rebuilt condensation drain, cleared with CO2 and primed with water. Installed Ecobee Pro thermostat. Replaced 2 supply registers with sidewall type. Installed new disconnect and whip for the outdoor unit and placed new condenser on new leveled pad. Tested system with nitrogen and pulled vacuum. Charged system with R-454B.
