Diagnostics found that the condenser fan motor has failed. A critical repair option was presented to the homeowner, and he has chosen to have the condenser fan motor replaced at this time. Once repairs were completed, the system was cycled on to verify proper operation. System is cooling properly at time of departure.

Spoke with the homeowner and she chose to have the drain line cleaned out. I cleared and and treated the drain line multiple times since it was extremely backed up. I then tested the drain line with hot water and verified it is draining outside. The system is running at completion of service.

Performed the repairs on the guest house systems. Replaced both outdoor capacitors, fan motors, service disconnects, load wire and sealtight, and installed EasyStarts. Hung and strapped the secondary upstairs pan and sealed the supply connection where it had come loose. Cleared and primed both drain lines. Both systems are operating at completion of service.

Cleared, cleaned, flushed and treated the drain and washed the outdoor coil. The furnace high voltage wire nuts were starting to overheat. I redid the electrical connections and used a Wago wire connector to secure the wiring. Also found the blower motor capacitor is below rated value. The blower wheel is starting to accumulate dirt/dust. No other issues were found. The system is operational at this time.
