Performed cooling maintenance on three Carrier heat pump systems and a 23-year-old American standard heat pump. Checked all electrical, mechanical and performance of the systems. Cleared and treated all drain lines and washed all condenser coils. I found the outdoor capacitor on the downstairs vertical system is undervalue. I also found water in the secondary drain pan on the upstairs Carrier system. I cleared the drain and removed the water from the pan. I suggested to Peter that we add a float switch to prevent any more water from going into the pan. I also found multiple deficiencies American standard system. Peter had to leave for a meeting so he asked that I send over the estimates on repairs and he will call the office if he has any questions.

Installed new 2-ton Carrier heat pump system. Installed new Ecobee thermostat. Installed new plywood overlay. Insulated return chase with duct board. Rebuilt and insulated condensate drain line. Added SS2 safety float switch. Cleared and treated drain and verified operation. Transitioned to supply plenum and sealed with mastic air lock. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on the copper line set. Replaced disconnect and whip at outdoor system. Charged system to factory spec. System is working properly at time of departure.

Performed diagnostic. I found that the primary drain line had a clog and water had backed up into the secondary drain line tripping the float switch. I cleared and treated the drain line and tested it with a gallon of water. System is on and running at this time.

Performed diagnostic. I found that the outdoor capacitor for the compressor had failed and the capacitor for the condenser fan motor is undervalue. I presented the customer with options to repair and he chose to have the capacitor replaced only. I installed a new dual capacitor and system is working at this time. I also informed the homeowner that the filter needs to be replaced a soon as possible.

Performed cooling maintenance. Checked electrical, mechanical and performance of the system. Cleared and treated drain line and washed the condenser coil. I found the starter had some burnt marks on it. I presented the customer with options to repair, but he declined repairs at this time. No other major issues were found. System is working at this time.

I found the blower motor capacitor undervalue. I presented the customer with options to repair, and she chose to have it replaced. I replaced the capacitor, cycled thermostat and system is working at this time.

Performed service diagnostic. Diagnostic found that the contactor was filled with fire ants preventing the contactor from closing. Options for repair were presented to the customer and they chose to have the contactor replaced today. Contactor was replaced and ant killer was applied around the contactor to help deter the ants from returning. System was function checked and was running at the time of departure.

Performed semiannual maintenance on one cooling system. Inspected all Performance, Mechanical and Safety Systems. Verified everything was operating within the manufacture’s specifications for operation. Outside condenser refrigerant pressures are within range and condenser cleaned. Indoor system drain line cleared and treated. No major issues were found and system running at time of departure.

Performed cooling maintenance. Checked electrical, mechanical and performance of the system. Customer supplied filter for replacement. Drain line cleared and treated and I washed the condenser coil. I found very small amounts of mold/mildew around the evaporator coil and wiped it off as best as I could. No other major issues were found. System is operational at this time.

Performed cooling maintenance. Checked electrical, mechanical and performance of the system. Cleared and treated drain line and washed the condenser coil. All surge protectors and UVC lights are on. No major issues were found. System is operational at this time.

Performed the AC tune-up. Cleared and treated drain line. Washed off condenser coil. No major issues found

Performed semiannual maintenance on one cooling system. Inspected all Performance, Mechanical and Safety Systems. Verified everything was operating within the manufacture’s specifications for operation. Outside condenser refrigerant pressures are within range and condenser clean. Indoor system filter changed and drain line cleared and treated. No major issues were found system running at time of departure.

Performed maintenance on one system. During the maintenance I did find that the condenser fan motor and capacitor need to be replaced. No other major issues found. Presented repair options and they have decided to move forward with repairs. Replaced condenser fan motor and capacitor. Tested system and everything is working at this time.

Performed cooling maintenance on two American Standard heat pump systems. Cleared and treated both drain lines and washed both condenser coils. No major issues were found. Both systems are operational at this time.

Performed service diagnostic. Diagnostic found that the system was showing a high-pressure limit code. The customer explained that they had lost power to that side of the home, and it hasn’t been working since. I cycled the power to clear the code and performed a function check of the system. The system is now operational.

On arrival, I found the wall mount head dripping water from the unit located in the living room. I removed the housing cover and found the drain pan filled with water. I went outside and removed a portion of the housing skirt to reveal the drain line. I noticed there was no water coming out of the drain nor was there any water on the ground. I then flushed and treated the primary drain line and verified proper water removal on the exterior drain outside under home. Flushed with a gallon of water and reassembled head unit and outside skirting. Everything is working at this time. I did lock the keypad for the front door prior to leaving the home and tested to make sure door was locked.

Verified everything was operating within the manufacture’s specifications for operation. The indoor system’s drain lines cleared and filter changed. Outdoor condenser refrigerant pressure within range. I did find that both condenser fan motors are showing signs of overheating. No other major issues found. Presented repair options and the homeowner has decided to move forward with replacement of both condenser fan motors. Repairs completed and systems function checked. Both systems are running at time of departure.

Performed semiannual maintenance on one cooling system. Inspected all Performance, Mechanical and Safety Systems. Verified everything was operating within the manufacture’s specifications for operation. Outdoor condenser refrigerant pressures within range and condenser cleaned. Indoor system’s drain line cleared. Noticed some buildup on the air handler coil, as well as blower wheel. No other major issues found.

Performed service diagnostic. Diagnostic found that the transformer for the furnace control board has failed. Capacitor on the condenser unit is also below value. Options for repair were presented to the customer and they chose to have the transformer and capacitor replaced today Transformer for the furnace control board and capacitor for the condenser unit were replaced. System was function checked and was running at the time of departure.

Drain line hose was not cut to correct length and was coiled up, so water would back up into the pan. Cut off about 12” outside so it wasn’t coiled up. Also corrected electrical wiring inside head unit to ensure a proper snug electrical connection fit. Everything is working at this time.
