On arrival, I found the outdoor heat pump system running, but the compressor was not pumping. Checked ohm readings of compressor and found it to be turned off on thermal overload. Cooled down compressor with water hose and started system back up. Checked refrigerant pressures and found the low side to be pumped down. Turned system off and inspected system. Reset the cooling system and turned everything on. Found system to be running low on refrigerant (lower than our previous visit during the maintenance check, however not low enough to cause a thermal lockout). Did inspect and verify all electrical components were operating within manufacture’s specifications for operation and were of correct parts for manufacture. There does appear to be an intermittent cooling issue, possible liquid line restriction. I inspected the bi-flow filter dryer and verified the appropriate temperature difference between inlet and outlet. I inspected my superheat level of the TXV and did not see any hunt
On arrival, I found the outdoor low voltage wire shredded from a lawn mower. While inspecting the control wiring, I found that it had already been spliced together in multiple areas. The customer decided to move forward with having us install new low voltage wiring. Ran outdoor portion in Seal-Tite to protect from weather elements and any landscaping. On arrival, the homeowner informed me the system would run intermittently. I inspected all Performance, Mechanical and Safety Systems. I found the primary drain line backed up which would cause the emergency water safety switch to trip, shutting off the system. Cleared and treated the drain line. Everything is working at this time. While cleaning the drain line out, I found that the drain was double trapped, and did not fully come out of the house. Drain line is run into a piece of 4” pipe into the foundation and drain under the patio. Recommend re-plumbing drain outside, with correct piping and away from home to properly drain into yard.
Performed cooling maintenance. Checked electrical, mechanical and performance of the system. Cleared and treated drain line and washed condenser coil. No major issues were found. System is on and running at this time.
Performed service diagnostic. Diagnostic found that the system was operating poorly due to lack of airflow. Once the old filter was removed the system was operating normally. Filter was a 20x20x1 Merv 11 filter installed at the base of the air handler. With the filter removed the blower was moving 1200 CFM and was cooling. I presented my findings to the customer and since we have not completed the summer maintenance check, I completed the maintenance check today to avoid an additional diagnostic fee for today. AC cool check was performed. No other major issues were found. System was running at the time of departure.
